POLL: What is your buying price range?
I'd like to get an idea if DH and I fall into the poor or very poor category But seriously, I'm just sort of curious if there's a large variance or it's pretty much the same.

I guess we would have been in the "very poor" category. Our budget was under $375k. We could have gone higher, but it would have meant a couple years of living very frugally, no travel, etc.
We also left LI, so we found that we got a little more for our money.

Our budget was under $350K... and we actually spend under $300K But we are in suffolk with a house that was still in the 1960's.

You can put me in the "poor" category our price range is about $400K. We would like to upgrade to the next category which is why we stopped looking to save more money.

We are buying our second house. DH bought the one we are currently in in 1998 for $150K. It's recently been appraised and in line with the appraisal we are asking $465K. This is comparable for similar houses in the area... actually houses in terrible condition are selling for that. Ours has a brand new kitchen/bath, deck, CAC and heating unit.
We were in the market for a four bedroom colonial in East Northport (we weren't leaving this district) and our limit was $650K. We were looking at houses up to $675K because there is always room to negotiate. Every house in good condition like that was selling in ONE DAY and either at or above asking price. Instead we are buying a colonial that's the worst house on the nicest block for a lot less than our limit. Houses on that block (in bettter condition) would easily list above $700K. We are getting ours for MUCH less than that, we need to do about $150,000 worth of renovations, but we will still come out ahead.
I found NOTHING in our area for less than $400K... even two bedroom cottages.

We are looking in Westchester, which makes some parts of Long Island look cheap
We are looking in the 475-550 range BUT really do not wish to go over 500K whatsoever.. which means we'll probably wind up with a townhouse as opposed to a home.
Unless I'm willing to move into a crappy neighborhood, they are no decent homes (or even fixer-uppers) in good neighborhoods, that is a reasonable commute to NYC, for under 500K by us

My category
I just see people posting about bidding and closing and buying and keep thinking to myself, wow, I know we can't afford anything above like $370K without really overextending ourselves no matter what our bank says, because then we're adding taxes and insurance and, likely, pmi.
So, I started wondering if we are really poor or if we're just like everyone else and they were just having better luck than us at finding something in that price range.

We wanted to stay at 375 BUT everything we looked at was Horrid. They would have needed like 100k worth of work at least. The house we found was more then what we wanted to spend but we loved everything about it and arent going to change anything right away.
We might need to work 3 jobs but we will make it work LOL

My goal is under 400k and under 6k of taxes after STAR.
I am open to location as long as its somewhere in Long Island. NJ and Westchester are both unfortunately out cause I don't want to force DW to switch jobs.
I almost bought a REALLY NICE house at 435k in Holtsville last month... but I bailed out at the last minute cause I had fears of overextending myself. I am still aggrevated over that situation... but what can U do.
Based on some luck I see people are having in Wantagh/Levittown/Seaford... I might start looking there to be closer to the city than Suffolk. Might have to find a place that needs work though.
I could easily afford a house over 500k and DW could be a housewife if I counted my DJ income. And even though DJ business right now is better than it ever has been (ever)... I can't count on the fact that DJing will always be there which ***** hard.
The amount I make DJing every month could easily cover a mortgage payment for a nice house.

We started at under 400K , but that was a lot for us...and We found a lot of homes we could "consider" under $375K...so we lowered it... We are tring to keep looking to see if we can find something under 350K now..preferably as little as possible, but we plan to stay where we buy for a long time, so we want to keep looking till we find "IT"....
We could afford $400 but I feel we wouldnt have any extra money for savings and kids....
And les sthen 6K taxes Like DJ AFTER star.

i hear ya!
that is why we bought a condo first! It gave us a much larger DP and that has made a HUGE difference!

When the bank figures out your mortgage, will they include your DJing gig? Is it on the books or cash like bartending? I'm assuming its cash since our dj's get paid cash at the end of the night. Because when my friend and his wife were buying a house, they didnt count the bartending and waitressing money that they made when figuring out their income into a mortgage.

I am paid enough at my regular job that I am pre-approved for a 400k mortgage which will well cover a house in the price range I am looking for.

But I can understand how sucky it is if you are a bartender full-time. Banks frown upon income like that. You usually have to get a no-doc loan and end up with a higher interest rate.

Well, thank god I bartend for my "play" money and not full time. I would never count any of that money when figuring a mortgage. I figured you were aware of that!

We wanted to stay under 350 and we bought for 340. We wanted taxes under 5k and they are under 3k.
It was next to impossible to find a home that matched those conditions in a good area with a good school district. It really S U C K S for all the first home buyers.
