Within Your Price Range

DH & I have a price range for buying a house - as I'm sure EVERYONE does Chat Icon And of course we want to buy something on the lower end of our range...but everything we see needs work. At least $50k - definitely more if we want to really go all out.

We saw a house this weekend at the top of our "comfortable" range - move-in condition. Seriously, we wouldn't have to do anything to move in...down the road we'd remove wallpaper, paint, change kitchen applainces as they went, kitchen floor and countertop. No urgencies.


For those who have bought, and were faced with similar circumstances, did you strap it on and just go for the high range...or did you settle for the low range and invest the $$$ to make the upgrades?

I almost bought a house that was in Diamond condition and was 35k over my supposed "range".

I backed out of the deal and now I am buying something right in my comfortable "range" thats not necessarily as nice... but its in nice enough condition that it does not need updating right away.

We're starting to look at our higher range as long as the house is upgraded/close to move in.

We found a house this weekend that has a 2-year old inground pool, a brand new kitchen with granite countertops and island and new cabinets & appliance and a brand new bathroom on the first floor. We figured the savings outweighed the price difference by far.

The house needed some other work, some of the things were down the road things and some were immediate but the whole kitchen/bathroom/swimming pool is a big selling point for us.

That's where we are. After 16 months of looking for a house...we finally saw one that was in a great area, excellent SD, really charming house (it's a ~75 y/o colonial). IT's just something that we could see ourselves growing into - but not out of.

I'm just scared out of my mind to carry those payments and loans Chat Icon DH, on the other hand, is ready to make an offer.

Too often we have seen houses with inflated prices b/c of upgrades that they've done - with taste so polar opposite of ours, that we just refuse to pay for their improvements. Chat Icon

that's so funny that you say that. DH & I liked this house not only because they actually did improvements but also because their improvements were along the lines of what we would consider doing ourselves.

I think if you were making $50k in improvements on a house that is not what you are looking for and this house is still around your range, it might be worth it.

we bought a house a little over our price range- move in condition...Even with move in condition, we have spent a lot of money and will be spending more!
New washing machine, hot water heater, we're going to rip up some carpeting, painting, blinds,/....all these things add up!

haha - thanks Elbee!

This house is within our range - just at the top of it...we can afford it, but it still scares me.

There is no carpet and I'm more of a minimalist (no window treatments, etc)...however, I'm more concerned with unexpected things - oil burner going, etc. The cosmetic stuff, I can wait on and do in stages.

Even with the DP - which would be somewhere ~12% - we'd still have a nice cushion in the bank for the "what ifs".
