Different markets. The manhattan market is not nearly as hot as parts of queens. People that are selling in Manhattan have the cash... so listing is not as big of an issue.
The area I sold in Queens is probably the hottest market in the county. If you have a nice place and price it accordingly... it will sell within a week. Sometimes same day.
Of course they're different markets! Stefanie's in a different market, too.
BTW, I've been out of the biz for almost 3 years (left for ), but the same broker response to open listings still exists... in Manattan.

Sorry for the sidetrack... in all of my excusive agreements, we had language to the effect that the seller has the right to cancel, in writing...
I can't imagine that there's no way for you to cancel this contract. I hope it works out for you.

Stef - xpost on the NFR board for the attorneys re: the cooling off period for contracts. I know there is a revocation period somewhere in NY state law.

I do know for a fact though... the cancellation during the cooling off period must be done in writing. Both Slomins and Unified gave me a piece of paper that had to be filled out that listed the NYS law and I had to sign it to cancel.
Doesn't hurt to seek legal council on this though.
