Question about commission
We are going to start the real search for a home in the new year. Right now we are just doing as much research as possible. So I'm sure I'll have a lot more questions!!
For starters, if we enlist a broker in our search, do we as buyers pay them a commission?

only if you contract with them to be a buyers broker. if not, the seller pays the commission.

yup.
if you go with an agent (not a buyers broker, but a good ol RE) and you get a house that is not their listing- they split the sellers commission - but remember, any RE technically works for the seller in NY -

you shouldnt pay a real estate agent if you are a buyer!!!!!
Call up some agency (that are reputable) go out to see houses with different agents... you'll find one you like.. then stick with her/him.
They get a commission from the sale even if they were not th listing agent.
