Question about real estate agents...
I just started contacting the listing agents for the houses that we wanted to see. Now we were all set to see two houses by two separate agents at two separate offices. Right before we are due to confirm the showing all of a sudden the houses are both in contract and we can't see either of them but both agents ask to show me other houses.
NOW is this a strange coincidence? Is this common??? Are these agents trying to just get me to see something else?
I just thought it was strange that this happened twice in the same week.
Any thoughts would be appreciated..Thanks everyone

I think it is just a coincidence. It a house is priced right even in this market it will sell faster.

I agree. The REA has nothing to gain by telling you a house you wanted to see is in contract.

It happens. On another note, I would suggest maybe contacting 1 Agent to work with you and show you each house you want to see, you don't need to contact the listing agent to see a particular house. This way you are not running from office to office, having different people contacting you, etc..
What I did was went on MLS, Newsday, Etc.. and then gave my Agent the list of houses I wanted to go see.

No, but they might if they keep houses under contract on MLS. (Remember, we don't see the full listing and don't know that houses on MLS are under contract or something... and some realtors aren't the best at taking the listing down when the house is under contract.) In this sense, they DO have something to gain. If it's a great house at a great price, people will inquire. When they learn the house is under contract, they may well be interested in that realtor showing them other houses.
It happened to us MANY times in the home searching process -- only it didn't work on us b/c I was our broker.

Yes, this does happen a lot and it is very annoying - for both the buyer and the REA who has someone who wants to see the house!
However, I do think Kathleen said that she already had appointments for the two houses and then before the appointments found out they were under contract. Now that I think about it though, the thing about this that sounds odd might be the time frame. Kath, how far in advance did you make the appointments? Did the REA tell you there was an accepted offer? Usually there is at least a week btwn accepted offer and being under contract. Usually more than a week.

Timing is such a crap shoot. I saw houses where we were the only ones in the game and others where we were one of a few people putting in offers.
So when we saw a house we could really see ourselves buying, that was already priced correctly, we threw the "don't look desperate" idea to the wind and called them 30 minutes after leaving the showing.
We had lunch down the block, talked about it, and made an offer. We didn't want to lose a chance since the first open house was going to happen in three days.
So if you see something new come up on MLS, jump on it and expect a few others are doing the same. Although this time of year, I think there aren't as many buyers because of the school year.

Yeah, I see what you mean! That does sound a bit flakey!
I don't think the REA has to disclose anything except contract -- and the REA has an obligation to show the house and present all offers to the owners until they are under contract. I still think they should have told you an offer was on the table when you made the appointments (if it was), but I'm not sure they had to...

REA's cant keep a house on the MLS if its already under contract. MLS rules have been tightened and if a house goes to contract and the agent doesnt update the listing they will be fined. so nowadays if that happens, its purley just an oversight.

Okay, what YOU see on MLS is NOT what the realtors see. So, while you still see the listing on MLS as the same, when it has been upated to state that it's under contract, other REAs who are members of MLS can see that. You can't.
The REAs do NOT have to take the listing down if the house is under contract, though.
However, any REA with access to MLS will see, when they are logged in looking at the listing, that it's under contract. (They can also see a lot of other info like the original asking price, commission information, etc.)
