Questions when House Hunting
Just curious if anyone has any tips for when you go to look at houses, what questions to ask... Like, if I ask how old the roof it and they say 5 years is that too old? and the boiler, and I'm sure there are other questions I wouldn't even think of! Like the inspection stuff... OY! TIA!!

A 5 year old roof would be considered very new. If there's a basement, ask if they've had any problems with flooding. Ask about the age of the major appliances. If there's carpet and you plan on replacing it, ask what's underneath (in case there may be hardwood floors underneath). If the owners are there, ask how the neighborhood is. Obviously they want to sell so they won't say it's terrible but it never hurts to ask!

The main thing that you want to look for is a Real Estate Agent that you trust. Make sure that you interview a few Agents until you get the feeling that you are comfortable working with the person that you choose.
Try to stay away from using the listing agent since they work for, and are paid by, the seller. You want to protect yourself and your interests. That is what your agent is there for. Keep in mind... You do not pay the Real Estate Agent the SELLER does. If there are any Realtors asking for you (the buyer) to sign a buyer-broker agreement DO NOT SIGN!!! There are plenty of Realtors that would love to show you homes for free, why pay someone extra???
What part of LI are you looking in? Maybe I can help with a realtor in the area.

Ask:
if they have had any plumbing or electrical issues
if they have had any issues w/ the neighbors
how much their average electric bill is
whether they use gas or oil
