I called their real estate agent to make sure that the house was still for sale (open house was on Saturday)and he told me that the owners accepted an offer 3 weeks ago, but the potential buyers have not signed any contracts yet.
He said that the potential buyers are being over cautious about a slight engineering problem, but he wouldnt really go any further.
We still want to place an offer but now we are not sure how much under asking we should offer...We planned on offering $30k less than asking...
Any suggestions?

Can you get someone else to call expressing interest? Maybe you can figure out a ballpark of a new offer amount?

They are not supposed to reveal the offer received from another buyer, but some realtors do (though I never quite trust what they say).
If you don't want to fish around though, you can just make an offer you feel is fair and see what happens. You never know, maybe you will make a better offer or the other buyers will back out.

you dont want to get sucked into a bidding war either, sometimes you end up bidding against yourself. Agent have been known to lie about $$ of offers thats why they arent supposed to tell you

If you have a friend who works for a bank or RE agent he can klook up comps for you or you can look online but those sites are not always reliable. I would offer whatever you feel is fair in line with other houses that have sold

You should offer whatever you feel comfortable with. The worst that will happen is they'll say no.
But the broker should really be telling anyone who looks at the house that a first accepted offer has been made. So technically as I understand it, you'd be next in line.

actually, agents arent supposed to tell you the amount of any existing offers because it's unethical. we work in the best interest of the seller and it is our job to get them the highest amount for their house. now albeit, alot of realtors lie, they even lie to other realtors! but on the buying side we still have a responsibility to deal honestly and fairly with buyers. i know alot of buyers get upset that realtors in NYS automatically work for the seller but just remember, when you go to sell your house, you'll be able to take advantage of it too.
with regard to Christine's question. offer what your gut is telling you. the only down side is that your trying to make an offer thru THEIR realtor. and even if your offer is more than the existing offer, he may not want to "rock the boat" on his deal and may never even present your offer to the seller! ask a realtor you've been working with to present your offer and include the "sellers recognition" form with it. It's a form that requires the homeowner sign it so you know they saw your offer. FM me if that doesnt make any sense.

But that's ok since I was not 100% about the house. The other buyers wound up signing. We offered a lower bid but their REA said we were more qualified bc our down payment was bigger. Anyway, they accepted and signed with the other people.
