redoing the bathroom while selling the house?

is this insane?

We've had the house listed for 8 months. I'm not lowering our price, so if it doesn't sell, we'll stay. If we stay, I want a new bathroom. why not enjoy it now

Should I just do it now and hope it brings an offer?

It took a year to sell our home and our contract was up with our first realtor. So in between the realtors and while trying to do FSBO (which was a waste for us) we redid our bath. We made it look really nice but we didn't spend the money we it was our forever home (I guess because either way we were moving). I say do it. If anything it is just one more plus to your home when a buyer comes and looks at it. I think that it made a huge difference for us. Everything in our home had be updated except the main bath and the basement. We had a second 3/4 that we put in and it was odd that the main bath wasn't done.

Maybe keep pictures of what materials you plan on using that way if people ask you have something to show and it gives them a visual. I did this with our kitchen hood and when we put in our ductless a/c unit.

why not... I don't think it could hurt. I just wouldn't raise the price because of the new bathroom.

maybe you should run some comps in your area that have recently sold on mlsli.com it could mean lowering your price a few thousand and it will make a huge difference in the traffic that comes through maybe leading to an offer. good luck, either way! post pics if you do the re-do!
