refinancing fees? PMI?
So i've started shopping around with different lenders and it's getting to be a bit much.
Can someone explain the fees to me? this is the list of fees i got from one bank which seems a bit much!
loan origination fee $5,355 Appraisal fee 460 Credit report 30 state tax 4,253 Flood Life of loan 5 Flood determination fee 11 TSI Appraisal services 80 settlement or closing fee 525 Title Insurance 2,125 Environmental Protection Lien 25 alta 9 restrictions, minerals, encroachments 223 tax certification fee 18 recording fee mortgage 165 express mail/courier fee 45
Also with one lender they require PMI and another doesn't. How come?

refinancing fees? PMI?
Some lenders build the PMI into the rate. So for instance you can get 3% with PMI and 3.5% without it. I see here that you have a hefty origination charge... that to me seems crazy high. I wouldnt pay more than 500-1000 for this. what they collect for taxes, insurance, etc is put into escrow. When they buy out your original loan you will get the balance of your former escrow account refunded to you. Also, a months mortgage payment is usually included in the closing costs. So for us, when we saw 10k in closing costs, it was actually a little under 5k with the mortgage payment and the escrow we got back.

we ended up going with P*ower*house Solutions in great neck and they were super helpful with finding the right bank for us and explaining all the fees so that we were confident that we were making the best choice.
