refinish attic in cape
I have a wideline cape, and currently no second floor- It's an unfinished attic. We have two bedrooms on the first floor, but want to start a family soon and I currently have a guest room set-up down there. How much does it cost to refinish an attic into two bedrooms, and possibly a half bath?
We would be willing to pay for certain things only, like paying for someone to just get the job started for us, and then we can do the sheetrock, insulation, electric, etc ourselves. Just trying to see if it's worth it to pay someone for some work, or if we should just hire people for everything

When we were house hunting we came across a cape with an unfinished upstairs. It had been dormered but needed sheet rock, insulation, electric, plumbing, heating, etc. Basically, it was a shell ready to be finished. Our agent estimated 80-100k minimum.

what?? How could that be? I know people who spent about 100k for a full dormer- I'm not even looking to build up! lol

I think the bulk of the cost would have been the plumbing and heating. Honestly, I didn't investigate much further once I heard that and this wasn't a contractor who gave us the ball park number.

That was my house. It was half dormered and we had it finished summer 2013. Cost was under 30.
ETA: We had 2 bedrooms and full bath done.

We are in the same situation but we were told the roofline was not high enough, so essentially would have to tear off roof and start new. Check with a contractor to be sure...

If it's not dormered at all then you will need to do roof work at the very least for the bathroom. Plus you will need permits and will need licensed contractors for some of the work
