Re: for a friend- looking for apt in seaford/wantagh/massapequa (north as well) area
Does it have to be that area? I don't do a ton of rentals, I am more of a sales agent, but I know in those towns, under $800 is probably just going to be a share house (a bedroom within a house with a shared kitchen, bathroom, etc.), not even a studio.
In the $900-$1000 range, she may be able to find a small studio or basement apartment. But even those will be slim pickings.
Rentals are in scarce supply in southeast Nassau, and the demand far outweighs the supply, so they are pretty pricey.
If she can look in Suffolk, she may have more options there. But I think under $800 will still be tough, unless she is just looking for a room rental, not an apartment.

It's difficult to find for less than $1200, even in Western Suffolk.
Nassau is next to impossible.

One bedroom apts in that area were going for $800 back in 1997.
Since Hurricane Sandy, with all of those displaced, unfortunately the demand is much greater than the supply.
She might have luck looking further north and into Suffolk

Oceanside and East Rockaway had studios available for $900. This was on the MLS, maybe craigslist has something closer.
