sellers - especially if you changed REA
OUr contract is up in the beg of August (6 months). We are not really happy with our REA:
* she wanted us to list $45K over what we wanted - we settled on $10K - we've lowered twice and now she wants us to lower to $100K less than her original price (55K under our original - 25K under where we currently are) hoping to get a bidding war going.
* she hasn't brought in ONE seller. When we sold in CA, our REA was constantly bringing people to look at our place
* we don't see many REA from the house we are using coming in. It's always from 2 other competing houses.
* we haven't had one offer - not even a low ball and we are priced among the comps. (7 below a high ranch that sold on a busier street and 25 below a ranch with one extra bedroom -- we are a colonial)
we cannot lower again. It would just be financially foolish for us to. we can sit in the house for another 6m-2 years (or longer) to see what happens.
should we switch REA? has anyone had success doing so? the only thing is our current REA is very involved in our community. how do we pick a new REA?
should we look to the person who is selling the house we want to buy? even though she stood us up twice when we were trying to look?
how long should we wait between REA?

I dont know what it is with these REA. I find them to be very flaky and shown less than interest in their jobs.
I would switch asap. That is just not acceptable.

I would not switch to the REA that stood you up twice though. If she is doing that to you she is going to do that to potential pruchasers of your home! Did you sign an agreement that all offers go through your agent? Maybe there were offers that were not presented to you? Good Luck

Do you know anything about her other listings? Is it possible you guys are on the lower end, and therefore her commission would be lower, so she is not motivated?
I would definitely not renew her contract, she doesn't seem to be doing much at all for you guys.
ETA: I don't know if there's an "official" waiting period, but the people across from us just changed realtors and there was no more than 2-3 days between 1 sign going down and the other going up.

thanks everyone for your comments. We are definitely not renewing (DH is pretty annoyed)
I know of 2 other listings she had. one is no longer on the MLS (not sure if it sold) and it was listed about 50-100K less than ours. the other is listed 200K higher and is still on the market.
it will be interesting to see what happens when it expires....sounds exciting...LOL...there are just so many REA, I dont know who to pick anymore.
