sellers - when was the first open house/showing?
I'm so ready to list, but there are a few things that we need to take care of before an open house.
how long was the gap between listing on MLS and the first Open House? - next weekend is super bowl sunday - would that be a no-no or are open houses early enough in the day to do both?

first my realtor had a REALTOR open house, she served lunch and everyone gives feedback, and they also get to preview the home to bring in their buyers. it makes sense to do this.
after that, it was two weeks later.

We had our open house the week after it was listed on MLS. If you are going to do an open house on Superbowl weekend try to make it on Saturday. Unfortunately I don't think many people will come if its on that SUnday

The Superbowl doesn't start until the evening, so I don't think it would be a problem.

We had our first open house a week or two after the listing hit, but I forget exactly when. Individual showings started almost immediately though, once realtors knew it was listed and buyers started seeing it on the websites, so learn from my mistakes and don't list before your house is pretty much in show condition!
I'd skip Superbowl Sunday for an open house because a lot of people aren't going to be planning on househunting that day. You'd draw a much bigger crowd another day.

Not selling just yet but I would not do my first OH on Superbowl Sunday. You want a big turn out and for sure some people will be busy preparing for parties, etc.
