Sellers RAISING price of a house for sale?
What is up with that, especially in this market??
Example:
the house is originally listed at 495 then goes down to 475 460 450 425 399
comes off the market for a few months
then is relisted at....499
I've seen this a LOT lately

Seems silly, but I guess they have nothing to lose by trying. Just sounds like a waste because who would pay that much NOW?

That's a big range in pricing, but perhaps they did some extensive renovations to the interior.

doubt it
it's a sales thing
I am sure the agent did it
they take the house off the market- and try to start over
bad timing on their part

I don't get it! If they didn't remodel, then I guess they're not in a rush to sell.
Or how about when a house goes on the market for $439, and expires....then comes back on the market at $439, and the listing says **Reduced Thousands!!**
What do they think we're fricken dumb or something??

I think people get snowjobed by the realtors sometimes. People are so desperate to believe their house quintupled in value in 5 years, when the new realtor says SURE, I can sell you house for that super high number, they just want to believe it. Its a waste of EVERYONE'S time.

I totally agree with this. it's probably a new realtor saying "i sold TONS of houses in this neighborhood and I can get that for you... your last realtor just doesn't have as many home sales as i do... yada yada yada..."

The ones I've seen go down so much in price are usually on the market for a while..6 months to a year. I just don't get it...if you're willing to go down to 399..and it didn't sell at that price....why do you think it would sell for 100k more? Or whatever it is....50k more...25k more.

Re: Sellers RAISING price of a house for sale?
if they couldn't sell it at $399k, how will they pull that off at $499k?
it's not just less buyers out there now, but if you go to get pre-qualified for a mortgage, if you're even eligible it will be for a lot less than a year or 2 ago!
DH and I qualified for $500K 2.5 yrs ago. I am sure it's no where near that amount now. which is totally fine since we wouldn't need anywhere NEAR that amount!
imagine that... people actually getting approved for what they can afford. it's a new concept!

Re: Sellers RAISING price of a house for sale?
They could have been desperate to sell it before but now are not. So they let the contract expire and relisted with someone else.
