SELLING??? getting appraisal??
do we got with the realtors market evaluation or do we get an appraiser to come in?
we dont know where to begin?

We didn't. I did my own research and when the RE agent came to list the house she had her own research. Our numbers were very close to one another, so I was happy.

Ordering an appraisal when selling really doesn't accomplish anything.
The realtor will know what to price your house at based on recent sales and listings. The buyer will be the one to order the appraisal (through their bank).

we got an appraiser first and let me tell you what they appraise and what the realtor tells you what to sell for are totally different- meaning easily over 50k difference- due to the market.
But it works out on both ends anyhow.
