selling our home...some questions
Our house in smithtown has been on the market since June. It is priced fairly according to our realtor. We had a few showing in November and December, but no offers. Had an open house 2 weeks ago and had 3 couples come, but nothing came of it. In this market, are there serious buyers out there? Are people only buying based on price? I don't know if dropping the price would even matter at this point. I also know that its generally slower in the winter. We are getting short on time and really need to be moved by July the latest. Should we lower price or wait till the spring to see if we get more showings? Any advice?

Has your agent followed up with the people that came by for some feedback?
Maybe that can give you an idea of why potential buyers are not interested.

i think there are serious buyers but in this market, buyers can be more choosey. there is a large inventory and prices/interest rates are good.
we are starting to look and our feeling is, it has to be PERFECT to put an offer in at this point (due to previously mentioned conditions...)
i mean perfect for our price point

Maybe it's time for a new realtor. If you have had the house listed with the same realtor since June and you have had no bites, there is something wrong. It's either not priced right or perhaps not being properly marketed.
The only other thing I can think of that may be a problem are taxes. We are looking for a certain price point in a home but we have to stay under a certain number in taxes in order to be in that price point. If the house has too high of taxes, we won't even look at it. Are your taxes reasonable, or as reasonable as can be on Long Island? If not, have you tried to grieve them?

Our contract with our realtor is actually up, so maybe it is time to switch. As far as taxes, we seem to be lower than other houses in the area, but it could very well be that as well. We did try to grieve them but no luck.

DH and I are looking for a home and I thought this segment on the today show yesterday with RE expert Barbara Corcoran was interesting - maybe it will help you out. From a buyer's perspective in regard to the houses we've seen, it seems like some are still overpriced - I think buyers want to get good value for their money now. Also, financial expert Suze Orman says now is the time to buy if you get "a steal of a deal". GL!
