Smoke Detectors
Is there some law that, at closing, there have to be smoke detectors in the house you're purchasing/selling?

Re: Smoke Detectors
I don't think so...those laws only apply to apartment building or areas that are common. I don't know for sure though.

Re: Smoke Detectors
I think its illegal to remove them from the home you are selling... could be just a rumor I heard somewhere though.

Re: Smoke Detectors
Most contracts require a home to be equipped with at least one carbon monoxide detector and a smoke alarm on each floor before closing.
That clause was in my sale and my buy.
ETA: Smoke alarms should be REPLACED every ten years... over time they are not as effective. They are very inexpensive.

Was this an added clause or is it standard contractual mumbo-jumbo?

We didn't add it or request it so I'd have to guess it's become standard now.
I know a law requiring every home owner to have them would be pretty difficult to inforce so those in the gov't may have thought this would be the best compromise. If it's in the house when you buy it's there and it won't be something some buyers will "get around to doing"
They ideally should be at least on every floor and smoke detectors outside of all bedrooms. I know some people that have one in each room... they are only about $10 each.

Re: Smoke Detectors
Thanks...we're getting them this weekend - the $$ isn't an issue (especially when you put into perspective what you're talking about ) but we were just curious about the laws. Obviously an after thought since we closed over 2 weeks ago.
