so we got an offer on our apt - update: We accepted!
We're listing our co-op for $187k through an agent. She says we received an offer for $175 and recommends that because the offer is so high, we shouldn't try to bargain too much. I know she'd just love to make the sale and I don't blame her but we also want to get the most we could get. Do you think us coming back at $182 is unreasonable?

we went back & forth several times. we listed at $188K & sold for & $182K.
i'm surprised your agent is settling at $175K being she would get more of commission at a higher price
i agree whats the other post...whats the worst that can happen.

Go for it!
Real Estate agents are more concerned with a quick sale - a difference of $2k or $5 is only maybe $50 or $100 in their pocket, so they aren't incentivized to get the absolute best price for you.
There is no harm in trying as Previous Poster said - maybe you could meet somewhere in the middle.

The difference between 175k and 182k for the agent is most likely only $140 bucks... out of a total $3500 (assuming commission is 2%).
If I was the agent, I wouldn't sweat an extra $140 if it meant $3500 in my pocket in this economy.

well we'd actually like to meet in the middle and we're hoping to get around $182 for it so should we come in higher in case they counter offer? They are good buyers, the RA said they have 40% to put down and they own their own business and I think they're pre approved. We don't want to scare them off by coming in to high either. We have to call them by tomorrow morning or else we're being rude

so our agent called their agent and told them we have a counteroffer and their agent informed us that $175 was their best and final offer. I think DH wants to take it, we tried selling the apt ourselves before we gave in and hired an agent and I think he's just had it and is done now. I don't know what to do. I'd like to hold at least one more open house and see what that brings.

I can only tell you that there are 2 apartments for sale in my building in Great Neck and both couples have held out for more money and they are still living here.
Both of them have the same size apartment and one of them has 2 kids. At this point both of them are sort of resigned to staying b/c not many people are coming through looking at their apartments.
Are you in the city? That would be different than LI, but you have to be ok with the decision if you decide not to accept their offer. But if you aren't in a rush go with your gut and wait it out.

jess just my opinion, but I agree with your DH...I'd take it. I am on the other side and I have offered on many houses in the last 6 months but 2 in particular, we offered, they countered, we recountered, but we just couldn't meet in the middle....BOTH of those homes are still on the market AND they have lowered their price by $10k and $20k....if they had accepted our counter, we were VERY close to that.

yea my fear is that we'll be stuck here. It's in queens, not sure if you consider it the city or LI, everyone's opinion seems to differ on that matter.

I'd probably accept the offer for a few reasons.
It seems like lately many offers aren't legit offers anyways. So the person could be offering 175k... you accept... then they bail out. Ok so fine, you can try to get more than 175k from the next person.
If they actually go through with the deal and they do so also... then you are done with the sale and won't be stuck.
Where in Queens is the co-op located and how many bedrooms is it? If it's a 1br, I would DEFINITELY take the offer.

I would take the offer. 1 bedroom co-ops are typically slow movers. I personally would never buy a 1br co-op... anywhere. Not at these prices because you typically outgrow a 1br faster than you can reap the benefits of equity.
Back in 2003 when you could get a 1br co-op for 50k, then it was a good deal because rents worked out to be the same.
But now... no way. Just my two cents.

another mini update. I figured since you girls were nice enough to give me your honest opinions, I'd keep you all updated:
So we were ready to accept the $175 offer but another couple came to look at the apt last night and they made an offer today...for the same exact price! Our RA told them we already have that offer, do better. But they said they think they're offering the right amount, they'll go up to $176 if it means they'll get the apt. So the RA has both of them faxing over their paperwork to make sure they're both actually able to buy the apt.
