sort of a house buying question

so we found a house we love in a really nice area on a really nice block. This is the 1st house we've walked into and really loved. There isn't a thing we'll need to do to it, it really is move in condition. The only negative thing is that the kids rooms are small, one of them is really tiny, it only fits a bed and a dresser. However, there is a room in the basement that is a nice size but we figured that can be used as a guest room or something, the house only lists 3 bedrooms even though, with the room in the basement, there are 4. So my question is, would the size of that bedroom deter you from buying the house if you really loved it?? It seems so miniscule in the grand scheme of things but I'm worried about resale value too.

You could install closet organizer to maximize space which could help with resale. Also the basement could be used as an extra living / office area with a desk and computer for a family with kids.

I guess it really comes down to how much the size of the bedrooms truly effects you. Have you looked at other homes in the area? How do the bedrooms compare?

It wouldn't deter me, however, just as it is an issue for you, it will be an issue if or when you try to sell the house. But realistically, everyone has to make a compromise when they buy and each person's choice of what to sacrifice on would be different.

IMO, a good area, good schools, nice kitchens/bathrooms, etc. would outweigh a small child's room. I would turn the basement into a play room while they are small and then use more as a tv/computer room when they are older. They probably won't be in their room anyway.

Yup! i agree tih PPs. it wouldn't deter me because you only sleep in your bedroom. kids do not go and play in their rooms by themselves. it just doesn't happen. i have two kids and they always have to be around either me or DH...

using the basement as the playroom, that is where your kids will be... given the fact that you HAVE the playroom, the tiny bedroom size is fine. IMHO

i believe that's because it's illegal to have a bedroom in the basement due to fire code regulations so they can't count that as a bedroom. i'm not 100% sure on that though.

honestly, it would deter me if i was having more than one kid. my son's room is small, but not that teeny tiny and we're already talking about when we're going to move so he can have a normal sized room. if there's any way to expand the house in the future, then it wouldn't bother me.

they likely can't list it as a bedroom b/c it doesn't have the legal route of egress, such as a window to crawl through in case of fire.

I don't think it would deter me, but having said that, when we were looking and settled on our house, which has larger bedrooms than the other homes we saw, we were/are so glad we are getting the bigger bedrooms. It means that we can stay in our house longer than had we gone for a home with smaller rooms, b/c we and our future family won't outgrow the home as fast!

If it's bothering you now, I probably wouldn't go through with it. DH and I liked our house enough prior to moving in, but now that we are homeowners, there are so many things we wish we had that we don't, and wish we kinda looked around a little more. Bedroom space is definitely one of them. We only have 3 bedrooms too, and our son's room is the smallest. If we have another child we are going to be really cramped.
