Spinoff to projects- Anyone improving their house, only with the plan to sell soon?
Seeing Kelly's post about new projects, I want to know...anyone doing projects soley based on knowing they are going to sell in a year or so?
We are....sometimes i feel bad I am doing all this, busting our butts, making it our "own" and then only going to leave my creations....and what if we may be putting too much $ in and don't recoup it?
But then the other days I say, I get to enjoy it until I go, or at least if something unexpected happens and I stay, it will be the way I want it. And I will make a lot more/it will be more attractive to others when I leave. Plus it is great practice to see what i like, how things come out, if I still want such and such in my next house, great decorating experience for my next house...etc....
Thoughts? Anyone else out there?

We are... I answered in the other post... Just a lot of general fixes and upkeep. We put so much into the house in the last 7 years. But we bought so low, that we will essentially sell for double I've outgrown the layout of the house, if that makes sense (we have a hi-ranch). We already have 4 bedrooms and 3 baths here, so I would also look for the same in number, BUT I want bedrooms on the second floor, and I want a full, finished basement in my next house.

See we didn't buy low at all, but still know we can make about 70,000 over what we put in. So I keep watching the market and knowing I will still make my money back and then some in the 4 years we are here.
BTW, YOU are my inspiration for this thread! When I read yours, I thought of us here. And thanks to you, here is this thread. Maybe others are out there just like us...
We have outgrown our layout (hate it!) too. It is too traditonal (built in 1920s) with all separate rooms. Funny....but we want so much more in our next house. What do you want in addition?
We want .5 bath more (2 here), newer house, more open layout, 1 more bedroom, master bath, kitchen with island/greatroom/family room, larger house (1700 sq ft here), larger property, larger driveway, IGPool, etc.

Although we don't have intentions of moving anytime soon, all of our projects are based on helping the resale value of our home.

Yes, I talk a lot, but don't believe me until it happens We've been saying it for years, but in the past few months, the talk became real and now we're on a mission to get the house done so we can sell... I wanted by next Spring, but more realistically, it would be Spring 09
Unless of course I win the $325 million Mega Ball Lottery on Friday.

Does it ever make you sad though? Such as "I am leaving my baby...that I "raised" and "created"? That my dad helped me do so many things, so many things are his handy work and the next house he won't be able to do those things anymore (age).
LOL....Me a bit sometimes...but I would get over it if the next thing is outrageously better and gives us a better life.

Yes, we're continuing to do work on our house with the hopes of selling it within two years or so. But we also want it to be nice so we can enjoy it while we're still here.
I'm making conscious decisions not to go all out with spending though, so we don't lose money on it if we move. If I were certain this was our forever house, I'd be making different choices.
I will be sad to leave all the work we've done (whenever we move, whether in a year or ten years) but we can do it all again somewhere else!

Agree! You never know, one year turns into 10....
Certain things I have not compromised on, in case i stay. That has been the toughie. Others if they are cheap enough, if I stay I would have no problem redoing. But most of the things i did are with the intention we are staying b/c there are great quality items that I just did not want to settle on, plus I know we can make it back for sure. As long as I make my $ back, I am ok with the decision.

Oh to dream!!! My DH wants a house on the water - we have a boat and no where to put it. (this is me: like that will ever happen). Here's my wants:
at least 4 bedrooms 2 full baths (the more the better) eat in kitchen (we don't have that now and I hate it!) formal dining room (we have a dining room now, but its not formal since we use it to eat every day) bedrooms on the top floor large finished basement large backyard (we love our yard now, it backs up to the woods) good school district close enough so DH doesn't b!tch about his commute a garage that will fit my truck!

We are, in a way. We have done a lot of work on our house and everything that was done I hand picked to my liking. I don't want to move into some new house with a crap kitchen - I did the crap kitchen thing for a few years already. But if we put the house on the market, I will try not to get emotional about the things we did to it bc that's how sellers sometimes end up with their house sitting on the market. Emotions make people disregard the market and think more about what they did to the place.
However much we would like to move at some point. It's not really practical right now bc our mortgage payments would end up being close to $800 more per month between interest rate changes and higher prices since we purchased our house. But if a situation were to arise, we'd move. I am trying to make decisions on the work we are currently doing based on the idea that we could move and I'm not justifying certain purchases. ie, I was going to do wainscoting in my boys' room but it would add another $300 to the cost so I decided to forego it. Not skimping - I still want the changes to look a certain way - but not adding extra stuff that adds up like that.

You just reminded me...we need a better SD too when we have kids....how did I forget that?
And we want to be closer to more things to do, more parks, more "suburban" than we are now. We would LOVE to back up to the woods!!!!!

No, we just bought the house, and I don't intend on flipping it. Everything we are doing is increasing the value, so if we do decide to sell sometime down the road, hopefully we will be able to make a decent profit. But even if we had bought awhile ago, in this market, I wouldn't even think about selling unless it was absolutely necessary.

That's what we are doing. No plans on selling anytime soon but all projects are clearly defined and done to help with resale value (fence this year, windows and siding next year, etc..). We are not going overboard so we maintain/update our house but we stay within range of our local market. We don't want to have to overprice our house and price ourselves out of the market

Exactly what we are/have been doing. We weren't sure if we were going to stay. But after 4 years here, we started to realize this just isn't cutting it for us. We didn't know IF this day would come, but a few things in our lives have changed and a few things have happened that have made up our minds. We want to go elsewhere. We always knew we MIGHT want to leave, so we were careful to stay within the market range.
