Spinoff...How much below asking for new construction?
We are going to see a new construction Colonial. I got a feel for appropriate prices for existing homes in the area, but generally is there much room to negotiate with new construction? All appliances, etc. are included, so it's not like we can say leave them out to save money.
How much below asking can we reasonably offer for new construction? This is in Suffolk, if that matters.

We bought a new construction in Nassau in December 06. There was no room at all for negotiation. The builders all wanted asking price.

Ive heard that you really cant negotiate on price with new construction -
what if you ask them to pay your closing costs?

In this market, I think you should try to negotiate...A few months ago, we went and saw a new construction home and the builder was there and said that he was negotiable on price..The house had been on the market for a little while and he wanted to get rid of it at that point...Good luck!

I am buying a new construction and they give you $$ towards options but in the end its all the same.. they want their asking price bottom line..

Thanks everyone, I hope it is true for us that there is room for negotiating!!!! It's beautiful and from the pictures seems like just what I always wanted.

I asked this question recently myself and several people told me that there absolutely IS room for negotiation w/ new construction in this market. The one thing I think might affect this is if the home is in a development or not b/c I would think that the builder wouldn't want to go too low in a development b/c it could affect the price of the other homes?? But that's just speculation!

builders are taking a hit - I wouldn't pay asking price in this market
even at the height of the market on LI they were giving car leases away with new homes
I would at the very least expect to get some upgrades and the closing cost paid

We just bought new construction (we closed on Friday) and there was no room for negotiation. The builders refused to take anything less than asking price. They did pay closing costs, but that's it.

no negotiation on new homes.. in LI anyway...we bought in Suffolk county new and closed in december..

Negotiation is possible for everything, the real question is not how much the seller bends, it's how much you are willing to give.
If I want a home and am only willing to pay X amount, but the seller or builder wants Y, the real question is are you willing to bend or play hardball and get the best deal.
Buying a house is like buying a car, I use the same principle, WALK AWAY!!!!!
