Splanches and split levels in merrick?
I love the styles of these types of homes is thier a specific area in merrick that has these? We are looking to buy in that area so I would like to be a little educated when I tell my realitor.. Thanks!

I love splanches and splits, but looooove splanches. South Merrick and S bellmore are full of them (and also high ranches)

Both styles are more prevalent in South Merrick, but especially splanches (the vast majority of them in Merrick are in South Merrick).
You'll find splits all over Merrick, but most of them on the market today are south of Merrick Rd.
Splanches are usually a little bit more expensive than spilts in this area. Of course, it depends on the condition of the home, the size of the home, the lot size, etc. But generally, splanches tend to be slightly bigger than the splits in the area, so they'll go for more, everything else being equal.

I am horrible at posting pictures -- they are always too big or small.
But if you want to know how these styles of homes compare (and forgive me if you already know this and this was not what you were asking!):
Splits -- for the most part -- look uneven when you look at them. One side (the upper level where the bedrooms are) is higher than the other. Usually have attached garages. Front to back splits look a little different (not as high in the front, because the higher part of the house is across the back of the house, not to one side). Front to back splits are less common around here.
A lot of splanches look similar to colonials on the outside, but are more similar in layout to splits. The signature feature of a splanch is a floating living room (with vaulted ceilings). So the first floor is usually a kitchen, dining room, and den/family room, and usually entrance to the attached garage. Second level is living room with vaulted ceilings. Top level is bedrooms. But like a split, each level is only separated by 5 steps or so, not a full flight of stairs. In a split, the living room is usually on the same level with the kitchen and dining room, the den is a level down, and the bedrooms are a level up.

I grew up in a Split level in N. Merrick bordering on N. Bellmore. North of Jerusalem Ave., West of Bellmore Ave., East of Merrick Ave.
There were several streets in this area that have Splits. I LOVED my house!

We just bought a splanch in south merrick. Just as an FYI normally there is a big price difference between a splanch and a split bc the splanches are usually bigger sq ftg wise! GL

We moved from a typical split that you would see in south merrick...things are MUCH smaller, the den, kitchen, master and bathrooms are smaller in the split, also it normally has at least .5-1 more bathroom too!!! believe me we looked at a lot of houses and this was always the case with splanches compared to splits!!!!!

Totally agree that the splanches are bigger.
With splits, there are SO many different models that it is hard to generalize about size and layout. I grew up in a split in Seaford (south of Merrick Rd., down by the water) and it was a small 3 bed/1.5 bath with a combined LR/DR and small (not eat-in) kitchen. So I was very against a split when I was buying, because I wanted a formal lr and a family room, and a fdr and eik and more baths.
But I wound up buying a BIG split in the Old Britton Estates section of N. Bellmore - 3 beds, 2.5 baths, big eat-in kitchen, formal dining and living room, big lower level family room with fireplace, basement, etc. Totally different than what I thoght I didn't want. There are also Avalon splits in my area that are smaller than my model, and other bigger models of splits in my area with 4 bedrooms. The front to back splits (more often found in certain areas of Wantagh and Island Trees) are smaller. So you never really know what "split" means in terms of size and number of rooms and sq footage.
There are several splanches in my section of N. Bellmore and the square footage is universally higher than the splits. Usually there's a 4th bedroom, as well as the other features mentioned.
Generally - - and again, just generalizing -- capes and ranches are most affordable, followed by hi-ranches, splits, splanches and colonials.
I really like both styles -- splanches and splits -- I think they are a good use of space and a good layout if you have small kids you want to keep an eye on (because the den is usually near the kitchen, or in a split, few steps down).

We moved from a split to a splanch and I feel like the splanch is more spread out. Our split though had a good size basement that had full size windows. My basement now is only the size of our floating room. I am not sure if the splanches in LI are like that, I know the ones in NJ are. That is one thing we miss. I feel like when the kids get to be around 12-13 years old the house will feel small.
As far as the floating room, the first 3 years we used it as a family room and we just moved it to the first floor and now it is our dining room and I love it so much more.

I love splanches. Unfortunately when we looked, we couldn't find any that did not need LOTS of immediate work within our price range.
