Started looking again...help which one??
We put a bid on a townhouse in the begin of July and they have been jerking us around for the last month because the guy was about to go into forclosure, but then decided to file bankruptcy, so we decide to look again. We found two townhouses we like both with pros and cons and both are about the same price...
TH #1- Three levels, with unfinished basement, 3 bedrooms, 2 full 1 half bath, no fenced in yard, deck off living room, great area
TH #2- Three levels, finished basement, 3 bedrooms, new stainless steel appliances, granite counter tops, 2 full updated baths, but one upstairs and one in the basement (no master bath) fenced in yard, great deck, good area, but not as great as first one.
My Dh really wants #2 because of the basement, but I can't decide....

are they the same price?
if so, i would go with #2. updated kitchens, baths, and a finished basement increase the value of the property and are less work for you in the long run.

depends on the difference in location- you said the first one is better- how much better?
first rule of real estate- location, location, location
better location = easier resale

I like the first one better. The saying in real estate is "location, location, location". You can't change where it is. And the kitchen is bigger. Does the rest of the townhouse need to be updated? And how long do you plan to stay?

The townhouses are only about 5 miles apart, but two different developments, the first townhouse is in a well known development, and the second one is a small development, but both also back to woods.

The kitchens are about the same size, you can't tell, but in the second house the table is actually in the kitchen. We also don't plan on stay here forever, probably 5 years.

I would go with which ever is going to give you a better resale. Finished basement, updated kitchen are huge when selling a home. Some people like woods because of the privacy.. But location is a HUGE factor though...
