Staying for the home inspection?

Would it be awful for me to stay when the buyer comes with the inspector and their realtor?

I have 2 girls under 2 and no car during the day.

Think they would understand?

Of course too they are coming right smack in the middle of the only naptime i have with the two of them.

Has anyone else who sold stayed during the inspection?

when we bought our house the seller was there to let us in the house. I don't see why it would be a problem.

I dont think it matters, and when the inspector has questions he can just ask you and you can clarify things that he might find

thanks everyone!

Now if my girls are napping in their bedroom on the second floor, does the inspector have to go into every room?

I have no basement and it's a two bed condo that's on the newer side.
They just check mechanicals/attic/roof etc right?

SOrry the all the questions, this is my 1st time selling.

I'm sure if you asked for them not to go in or just to peek in, I would think that would be ok. They can of course see this room on the day of walk through if they are buying the house. JMO!

they inspected all rooms during my home inspection. they checked all the windows, outlets, etc.

I would allow them access.

No offense, but they scheduled the inspection and have every right to inspect the entire premises. I know that if I were the buyer, I'd want access to everything.

I don't think it should be a problem if you stay. I've had two houses inspected as a buyer and both times the homeowners were present, they just stayed out of the way of the inspectors and hung out.

But I would definitely grant them access to every room. The buyer is paying a good amount of money to get a thorough inspection of the place. Sometimes the price of the place and terms in the contract are based upon what is found at inspection so the final walk through is too late to take a look at a room for the first time. They're going to want to look in every room.

I'm def going to grant them access to the girls bedroom, that's a definite. But i'm not going to wake my girls up as soon as they get there. They can def do that room last. That basically was my question-not that i would not allow them access to the room, but what exactly would they need to check in that room.

What irritated me a little bit was that the time wasn't even ok'd by me, they just told me what time and date.
I know I didn't do that what i bought this place, my date, time etc was ok'd by the seller.

But i have to do what i have to do to get out of this place so i can keep looking for a house.

If anyone has ever sold with kids, let alone babies, you know how hard this whole process can be. I'm glad my home was only on the market for less than 30 days, it's incredibly tiring, and exhausting!

Wow, that stinks that they didn't check that the time worked out for you. It should be ok'ed by all 3 parties; buyer, seller and inspectors. Good luck!

our sellers stayed which I found helpful because we had a few questions about different things that they were able to answer. They kept out of our way unless we needed something.

Our homeowners were there when we did our inspection. I don't think there is anything wrong with you as long as you don't mind people traipsing through your house.

I stayed and so did my agent. I actually had 2 inspections (2 different bids) and both times it was pouring rain. The first time I left in the middle and the 2nd one I stayed for. I just stayed out of the way.

ETA: DS was actually asleep during the inspection and they checked his room last and really only went in because the attic entrance was in his closet.
