Summer house

Does anyone have a summer house that could share some tips/recommendations? Looking into purchasing a summer house/condo on the beach anywhere from Jersey down to Florida. Anyone have any recommendations where? Must be on the beach or within a 5 minute walk and have a pool if it’s a condo. Kid friendly is a plus!

Friends of mine ended up purchasing a lakeside house in PA this summer. They ended up spending April to end of August there. They love it. They bought a boat. The lake has a restaurant and a clubhouse with a few amenities.

We have a house in Martha's Vineyard. We love it. It's affiliated with a resort so when we aren't using it they rent it out for us. It also helps having a management company for a second/vacation home since you won't always be there when things go wrong. There are some disadvantages that it's a condo instead of a stand alone home but overall we prefer it this way. We also get to use all of the amenities of the hotel which is a huge bonus. There are definitely plenty of properties that I am aware of in the southern states (Sc, Georgia, Fla.) that are affiliated with resorts. Some of my favorites are in the Charleston area - Seabrook Island, Wild Dunes in Island of Palms and Kiawah. We have considered purchasing properties down there but haven't pulled the trigger just yet.

I love the beach so I never wanted a lake house but I do have to say as far as an investment goes, depending on where it is located, lake houses can be much better 4 seasons properties than beach house.

IDK about the shore but my friends bought a condo up by Lake George. They air bnb it when they aren't there. My cousin had a house built in PA and its goog because beside the summer lake they go for skiing and winter activities

That's pretty cool. Is the management company affiliated with the hotel? So for instance if you need a handyman they handle and send you a bill?

Also do you ever get hits on the property for rent during the winter months? What's considered "in season" there?

I have a place in Florida which I rent out and use on occasion. I have a similar setup (a house inside a resort community) but I tend to rent it out for longer periods and I use a realtor vs. the resort management. One drawback is if I need to do maintenance or repairs I have to deal with it on my own. Thankfully I have a really good "house watch" guy that is my first line to respond to.

My ILs have a beach house in Roxbury in Rockaway. It's on the bay side and directly on the beach (though there are sand dunes since Sandy when a lot of property was destroyed.) It's a nice, close knit neighborhood, but it's a bit cliquey- hard to get property there, ya know? I think they require letters of recommendation from two current residents to even consider your application. Chat Icon

It's nice to be able to drive 20 minutes and stay over at the house and go back and forth from the beach to the house all day. We're there at least every other weekend in the summer.

The season there is end of june thru labor day. May/early june and Sept/Oct are considered the shoulder seasons and it's beautiful but not a lot of visitors. Our place is not winterized so they blow the pipes out and we can't go there from end of October thru Mid April. The Mgmt Co is thru the hotel. They bill us for any work or repairs and net it against rental income. There is definitely an upcharge but it's worth it as finding anyone to do anything on the island is difficult!
