Talking about refinancing... who did you go with?
We are looking to refinance with a 20 year mortgage.
Can you recommend a good lender? Best rates? Experience? Etc...

I used Roundpoint Mortgage who handles NJ but maybe NY too, not sure.
I found them through the mortgage section on zillow.com. You can try search for a quote there. The rates are really good compared to the ones banks offer...

I called Citi my current loan holder and Quicken. Quicken beat out Citi on the rate and were really great to work with. I highly recommend them- everything is done online and was easy.

We are in the middle of our second re-fi with Teachers FCU. We are now going to a 20 year and should be getting 3.875 - we didn't lock the rate but I am calling to schedule closing on Mon. If you choose not to lock, your rate is automatically locked 8 business days prior to closing.
We closed in january on a new 30 going from 5.875 to 4.875. Since the rates dropped so much, it made sense for us to re-fi again.

How does everyone pay for their closing costs? If I went with BOA my closing costs were going to be $7000 since I have my mortgage with them (roll into pmts). But the other banks I contacted told me I had to put the money up front in regards to taxes for escrow than BOA would return the money to me. I don't have that kind of money laying around so I cannot refinance with other banks.

We did a limited cash out to cover the balance of the old loan PLUS the closing costs. They didn't charge us a higher rate for that.
Our appraisal the first time came in low, so we did have to pay PMI since we were financing more than 80%. We also had a higher rate (slightly). The new appraisal came in higher, so we won't have PMI any more.

we used a broker and they sold the rate to BOA.
Prior to that our mortgage was thru Chase.

I got a fantastic rate with NEFCU for a 15 year. 3.00% at the time. Their rates have gone up since though.

We refinanced with BOA because we already had our mortgage with them, so we didn't have to come up with closing costs. They just included them into our loan amount.
