Taxes on the listing different than taxes according to assessor's website?
Does anyone know why this might happen? The taxes on a listing are about $2500 higher than the taxes on the property according to the county assessor's official website. Which one would we go by? Any idea how it ends up this way?

I was told to go at the county lists.. The difference is probably bc of star...

Could be a difference due to star, village taxes, or even because new taxes were just released January 3rd.

I always call and confirm with the tax accessor to see why there is a difference and what the true taxes are

this. We never even bothered to make an appointment to see a house without first calling the town to verify the taxes. Many times they are wrong on the listing.

You never know what kind of deductions or exemptions the current owners have (STAR, tax reductions for seniors etc) - my advice would be whatever it is, expect that to go up a bit. Find out why the assessed value is and go from there

If you're in Nassau, you can see the exemptions, abatements, etc., the current owners are getting. For both the general and school taxes, it gives you a total for exemptions, and you can click to see what those exemptions are (e.g., basic STAR, enhanced STAR).
It takes a little time, but you can add up the taxes without exemptions and see if they match the listings.
The taxes on the listings "should" be without exemptions, but not all real estate companies follow this rule. But if you are saying the taxes on the listing are higher than the ones on the assessor's site, I think you may be looking at the taxes with exemptions on the assessor's site.
As other's have said, calling the assessor's office to verify the current, full taxes on the property is the way to go!
