tell me again about price RANGES in a house listing?
Does this mean that they will hear offers from the lowest point, to the highest point??
i really don't get it. is it just so that if i search for a house and put my maximum to the lowest point, the house will come up in the search?

I feel like every time I see that it's a short sale or foreclosure. That was my experience.

We did a price range on our house. We wanted it to show up whether you searched for $349-$350 or $300-$349 as the minimum. We entertained and accepted a bid lower than the price range, but not much lower.

We looked at houses that had the range. From my experience it means the owner will not take anything lower than the low price in the range but they are really hoping for the higher...I think it is just a way to get more people through the house since it usually hits 2 price points with the range.

I looked at a bunch of houses like this. It usually means that the homeowner is not willing to hear offers less then the lowest range of their list price. I actually never saw this on a short sale, it was always homeowners. They usually need the lowest price to get out of the house. If the house truely isn't worth the lowest range though, you can ALWAYS offer what you feel the property is worth. its against the law for a REA not to present ALL offers. You might just make the seller mad, and they may not counter offer if its really low.

we're in contract on a house that has a $60,000 price range!!! the RE agent told us they did that so it would show up when people searched for the lower price point and they werent really interested in selling for that low..
we ended up getting it for $14,000 more than the lowest price of the bracket.
so it was DEFINITELY towards the low end of the bracket.

We bought our house for $45k lower then the original listing price, so I would looke at 50 to 60k higher then what you can afford, cause you never know how anxious the seller is

That's exactly why we did it. We would sell for around $340-345, but we really wanted $350. By listing for $349-$400, we got more people in to see our house.

I find it to be a game. This is my take on it, and if you recall I asked the same questiona while back (but now I thinkI have it figured out !)
For ex, if someone lists their house at their high price only....such as let's say 549....if they want to drop the asking price, you will see it goes down to 529....that means you KNOW it was overpriced.
But if they had a range all along...let's say the range was 489-549, they NEVER have to drop the asking price and prospective buyers have no clue what other bids may have beenm and that maybe NO ONE came even close to the 549. So it basically still gives the seller a shot at someone paying more.
We recently were interested in a house like this and so you never knew if the high price was wayyyy overpriced....we didnt even bid on it, it turned us off.
