thank goodness for the engineer's report
Wow- put an offer in on a home last week that was accepted... got the engineer's report today and HOLY MOLY this house needs waaayyyy more work than we realized.... This engineers report was the best $415 I've spent so far... Not sure if the owners are going to be happy with what we are coming back with..

I agree!
I think it is crazy to buy a home and not get an engineer in there to survey everything.
I also think it is a great way to get to know the house also. I learned so much when the engineer was here, where everything was, etc..

I couldn't agree more!!
The first house we put a bid in on, we knew needed cosmetic work BUT we didn't realize how much other work needed to be done. It would have been thousands and thousands of $$$$
we didn't walk BUT ran away from the house

I have to say you did the smartest thing. Dh and I bought our home a few years ago. I am a housewife but before I was a mortgage consultant and processor. So I was able to do our loan myself. We put an offer on the house on Saturday and closed 5 days later with 100% financing. Needless to say the engineers could not get there in time, so we took our chances. I LOVE our home BUT there was alot of damage we did not see. Plumbing inder Kitchen sink was basically ducktape, there was NO plumbing under the guest bath sink. Leaks around every skylight, The wood floors were so damaged, he just had them hidden with rugs, pool pump was broke, and some of the kitchen appliances were broken. The stinkin fridge door fell off on me when I opened it. Anywho, You did the smartest thing..... Good luck with the owners........

Our engineer's report wasn't scathing in a sense that it came back with a lot more than we imagined, however, it was a perfect bargaining tool to knock off $20K off our bid and go back and re-negotiate and it worked in our favor.
Here we are almost 8 years later and we haven't had to do any of the work the engineer's report estimated we might have to (new cesspools, regrade yard to prevent flooding, etc.).
