I'm an active real estate agent. I have sold many homes recently (had several closings in the last month alone). So you can always ask me, too.
Things in real estate tend to be case by case; there are really no hard and fast rules. I find every transaction is somewhat different based on the parties, the circumstances of the sale, the characteristics and location of the property, etc.
So one person's experience may not match up with your situation.
