They better find it...

My lawyer told me the title company is looking for an updated title...if they cannot find it by closing time...December 18th...then we have to push it back to after the new year.

Do you mean a survey? The title company is creating your title policy. If they can not find a survey tell your attorney to order a new one. I think they cost about $300 and its worth it to move in when you want to!

YES! That's it....they are looking for an updated one with the fence and the shed added to it....

Do you know if it takes a while to order a new one?

That is what held up our closing also. Any my MIL works in the industry and pulled a lot of favors to get it done, that and the title search take a very long time.

We had to get an updated survey and surprisingly got it fairly quickly, maybe within a week or so of them receiving our payment...you could always make a call to the surveyor...

NO! A survey can be ordered and done within 2-3 days if the attorney or mortgage brokerhas a connection which they all should.I think you are thinking of a CO. FM me if you need help, my DH is a broker and my friend owns a title co. It sounds like the title company your atty is using stincks! Your atty should just instruct them to locate the survey if it can not be located order a new one. I was in this business for 5 yrs.

Your right I asked my MIL and it was for a CO that was not on the survey. She said that sometimes you can go down to the town office and get one, depending on the town.

I work for a title company. They should look for an existing survey on file and give you a survey endorsement, otherwise if the survey is too old you may need a new one done. This can take 4-7 business days (depending on the area) and cost around $500. I hope they find the old one, so you can save the $$$. If you need help, FM me.

usually they will not take endorsements on purchases though, only refi's.

usually they will not take endorsements on purchases though, only refi's.



You are right, although they did an endorsement when we purchased and I know of a few people who had it done, if the survey is less than ten years old.

OHHHH, I did not see that. She will probably need a new one. Why did he wit so long to order it? The title company would have known it was old within a few days of ordering title and I imagine they would have told the Atty that he needed a new survey????

Thats what I'm sayin! Usually an order form will say
Locate survey _____
If can't be located, order new one_______
And the dumazz attorney puts a check mark. Hope everything works out for you Stef.

We moved on December 18th and it was completely stressful. We were so tired and wiped out that the holidays were ruined. May be it's blessing and look at it as out with 2006 and in with the new and great in 2007. Just trying to make you feel better. Closings are always pushed back. When we closed, it was suppossed to be in October and it wound up being in December.
