This is the problem with NY...
Talk about adding insult to injury - look at the taxes on this house!! This makes me sooo mad.

Yeah, but still, it's a great area... you are 20 mins from the city... it's prime real estate - hence the 1.7 mil price tag and yet the millionaire who can afford this house pays about HALF what I do in taxes! How is that right?

Little Neck is in Queens. Which means that that 'millionaire' is paying NYC income tax in their paycheck. They're also getting about zero property with that house (I'm moving down the road from there, I know the house).

NY real estate is strange. I wanted so badly to stay in Brooklyn, but we couldn't afford a home there. When I tell people we move to East Northport b/c it was more affordable than Brooklyn they think I am nuts.

That's true and I'm sure he takes a hit in the pocketbook, but I'm just talking about the property taxes. I've just been noticing alot of inequities in the way taxes are dealt out in NY (but mostly Nassau & Suffolk).
For example, I'll see a house on the water for like $8k, more property, with taxes lower than mine.
For example House (not on the water, but you get the idea).
No one else has noticed things like this?

The city has lower taxes but also some of the worst schools (well, also some of the best schools but there aren't a great many). And there are so many more businesses in the city paying taxes, unlike Nassau and Suffolk, and also more people per square mile.
ETA: The Massapequa house's taxes are lowish, but I would bet the tax will go up with a new owner. It must include some exemptions. Plus, it's a nice-sized lot, but not huge. My dad pays 9k in Kings Park and he's on a 1/2 acre.

Oh, no, definitely! But that's a consideration you need to take when you move to/live in LI. Nassau and Suffolk historically have had the highest taxes in the country, not just the state. Corruption in the executive seat as well as school systems are the main things that increase the taxes.
As for the property size, the house itself takes up the majority of that property - it sits on top of the road. If you were to have a house that big in LI, or really anywhere outside of Queens/NYC, it would be on a MUCH larger property.

See, I didn't realize Little Neck was technically Queens...it really is different to compare LI to City areas for many reasons so the first house I posted is not the best example of what I mean. But the second one is. The thing is sure you can expect to find low taxes like this every once in a while and alot of the times there is a good reason why but I'm just noticing that it's not such a "few and far between" kind of thing.

Yep, I live in Queens and work on LI and have to pay NYC income tax. I am pretty sure it's based on where you claim residency.

I know what you are saying about the difference in the taxes but the NYC Inc. tax covers some of the expenses that LI Real Estate Tax covers - like schools and publice services.

Unfortunately, SO true!

I know a house in a similar situation...it's a HUGE house, but in a not-so-great neighborhood, takes up the majority of the property...and the taxes are still higher. It's just crazy here!

Yes! I was paying over $200 a month in NYC taxes alone (not even counting the state taxes) when I lived in Queens.
This property is definitely on the Queens side (looking at the map).
If you live in NYC... you pay NYC taxes regardless of where you work. But if you live outside of NYC and work in NYC... you don't pay NYC taxes.

Also remember one other thing. Correct me if I am wrong.
When you pay Long Island property taxes... thats deductable on both your federal and state taxes.
Your NYC Income tax is only deductable on your federal taxes (not state).
I could be wrong though.

Its hard to compare city vs long island taxes
My aunt lives in brooklyn in a home valued at 1.2 million and she only pays $2500 a year in taxes
Also every since that whole reassesment crap that started a couple of years ago everything is now screwed up.
Also brand new construction on Long Island always has higher taxes cause they are based on a current assesment..
The whole thing is so messed up

That house was built in 2004. Most likely it was an old crappy house bought & then rebuilt by a builder. The taxes of @3+ grand is pretty accurate for the property size. Surely when the new owner comes in, it'll be reassesed and raised. I grew up & live in Queens,it is no secret that you get all house,no property for your buck. So many times you guys have posted pics of your homes or homes you're looking at..they seem to be smaller houses with enormous property..I'm always thinking in my head.."OMG how I would build-up & out in a heartbeat!" I think it all comes down to the same thing moneywise in the end.. yes in Queens,the houses have a ridiculous pricetag,but the taxes are not much. In LI, the prices are much-much cheaper but the taxes rape you yearly! Its just a matter of pay now or pay later.

anything in NYC remotely close to the Nassau border you're going to pay a premium, for the low taxes and proximity to the city (and LI), etc....
look at Douglaston, Floral Park (queens), whitestone, Bayside, etc....

This house is in Little Neck and that is Queens - i live around the corner. This is pretty much what the entire neighborhood is turning into - i have no idea how we will ever be able to afford a house!!! It is insane...
