This probably belongs on the home board
but since this board gets more traffic...
in this market, with SO much inventory and the interest rates higher than last year, do you think it is reasonable to offer 15% below asking.
DH and I saw a house we liked yesterday, out of our price range. they've already lowered the price $30K since they first listed in April. we were thinking of maybe making an offer for $60K below asking

Try it, it can't hurt, they will just counter you. We bought our house last year and it was like pulling teeth to get them down 20,000. We actually walked away from the deal and the realtor called us back a couple of weeks later.

Try it, it can't hurt, they will just counter you. We bought our house last year and it was like pulling teeth to get them down 20,000. We actually walked away from the deal and the realtor called us back a couple of weeks later. we went out to dinner last night and the waiter saw us looking at the paperwork from house hunting yesterday. he told us that he bought his house in 2002 for 15% below asking, and this was back when there were bidding wars in some areas around here.
So of course that got me thinking ... we would basically be offering them $90K less than their original asking price.

IMO...from what i have experiences....
it depends on the house price the area and how deperate the seller seem to be

they will probably come back 30 below
eta- your broker will tell you the felling of where they are at if they are desperate versus if they are looking at other offers or are not in a rush
tell him to get a feel from their broker first to kind of gauge them. ask your broker what he thinks. make him/her work! thats what they are there for!

they will probably come back 30 below it's amazing how much more you get when you bump up the range of prices on the house. we saw 3 houses yesterday that were nice! we're hoping to find someone desperate enough to come down a LOT. one of the sellers put in a $2K bonus for the agent that gets them to contract by 7/15. there are over 140 homes for sale in the town we're looking at.

And i was only looking at houses about 10K over our top amount we wanted to spend....
In certain areas....there is little rom for bargaining
You should really ask you agent what that type f house is going for...or HAS SOLD for in that area
that is what will be your guide. Because that is what the sellers know.
So unless you come across someone who is desperate to get out....highly unlikely that someone will drop 30K in price...
and finding someone desperate...is rare...

the ones i saw were up for maybe 2-3 weeks
we saw one in Timberidge yeasterday. just came on the market last week. we walk in and the skylight in the living room and bathroom are both leaking nice house though... with custom kitchen cabinets & granite counters. we might have even considered it - thank goodness it was raining.
