Those who refinanced... closing cost question
Im in the midst of going through a GFE for a refi and the settlement charges (closing costs?) come to about 11k. Does this seem standard? This includes: Origination charges Appraisal, Credit Report, Flood Certification Title Services Govt Recording Charges Transfer Taxes Initial deposit for escrow 15 days of interest Hazard Insurance

I don't have my paperwork with me, but what we paid at closing was far less than what was on our GFE (like $8-10k less).
Many charges are paid when you first buy your home, and do not need to be paid a second time. But the GFE puts all possible costs as if it was your first time buying the home and not just a refinance.
If you are working with a mortgage broker, ask them to break down the costs and what you will actually have to pay for at closing and what should typically be excluded. They can't give you exact numbers, but an estimate.

When we refinanced with chase 2 years ago, they covered our closing costs, it cost us nothing to refinance we just started our lone over which want a big deal because we were only 3 years into it

ITA - we just refi'd in October and our GFE stated close to 11K in settlement charges. When we closed, all told, we paid about $1,500.

I don't think there is a standard overall amount. It all depends on loan amount, taxes, and what month you close in. The origination fee depends on what you negotiated with the lender or broker. Many fees are percentages or are based on the loan amount so they can vary greatly. The fees like Flood Certification, Appraisal and Credit Report can be considered 'standard' across most banks.
