to all the sellers - i have a question???
i'm sure there is no cut and dry answer, just looking of an idea???

in this market, they say that the first offer you get, will most likely be your best. you want to counter aggressively (if you want to sell right away).
i could suggest a number if i knew how much lower they offered.. (was it 15,000 below asking, or 50,000.00 below asking?)

If its a good number, then I would take it. You could try counter-offering, but you run the risk of them saying "Thanks, we'll keep looking..."
Hypothetically, if you are asking $415,000 and your BOTTOM number to accept was $399,000 and they offered $395,000, then I might try countering. But if they offered like $397, I would take it.

CONGRATULATIONS!!!!
Do you have a bottom number? How far off is it from that?
We have a bottom number and I feel like I would just grab it right now b/c I would just be happy to get the bid, but maybe if it did happen, I might counter.
I asked DH and he said he would want to counter a little bit more, just to pad for negotiations after the inspection.

in this market, it is hard to find a buyer. so far, you are doing great with two offers. in terms on $$$, it depends what your house is priced at and how sales in your area are going. If you are going to count pennies and get every dollar you think you earned, the buyer will walk and you won't sell. We sold quick losing a few bucks in the process just a few months ago..
