to lock or not to lock?

I'm in contract, in the underwritting stage of the loan and was told the rate is 4.35% today. should i lock or wait? i noticed it's been going up lately.

ETA...just found out I got approved for the mortgage!

What's your "on or about date" to close? And how long would the lock in be good for?

on or about is 12/1 but we have a 60 day lock. i was about to tell him to lock in but he told me the market is working in my favor right now and to hang on. so now im waiting i guess.

I'd probably wait. I don't really see rates moving in either direction anytime soon. Could be wrong of course.

Last week they were at 4.125%.

Working in your favor? Everything I've been reading on interest rates seems to tell me to lock now before they go up again. I wonder what info he has that makes him think it will drop again.

Actually he told me a little while ago the market is going flat so I should lock.
