Town of Oyster Bay vs TOH
It seems as though housing taxes are slightly lower in the Town of Oyster Bay listings I'm seeing such as in areas of Massapequa. I am not looking in East Massapequa. Does anyone know if this is an accurate observation? If so, is the Town lacking something maybe I'm not aware of?

That's accurate - Massapequa has Sunrise Westfield Mall and lots of other businesses so that makes up the tax savings. I'm in Massapequa as well.

Me too, our taxes are so much lower than surrounding neighborhoods because of Sunrise Westfield mall. I'm blocks away from Seaford/Plainedge and the tax differences astound me.

I think it depends on school district. My sister is in town of Oyster Bay (plainedge) and her taxes are pretty high.

That's because Plainedge doesn't have industry to offset the taxes. Same for West Islip (I know in Suffolk, but same idea.)

I agree that it's not a town-wide thing. In all towns, taxes (being high or low) depends on the school district and if it's an incorporated village with village taxes or not.
Town of Oyster Bay has similar town amenities to Town of Hempstead (just different parks, beaches, etc.). It's not as if Town of Hempstead offers more services or amenities than neighboring towns. TOH is bigger, though. I think it's one of the biggest townships in the country.
