Honestly, I haven't seen the house, but from what you describe - these people are crazy for not taking your $510K offer if it's a small cape. It doesn't matter how immaculate it is - in this market - they should be thrilled to get close to $500K.
I bet you'll see their home on the market at $499 in a couple of months.
Everything happens for a reason - good luck on the Wantagh home!!

Go with your gut, but if you love the house, then I would not argue about $5K. It will be immaterial when spread amongst mortgage payments over 30 years.

I'm sorry that the second house didn't work out for you either... but if you have been looking for 7 months, you have a pretty good idea of the market out there.
One thing I learned, and I think a few others have said, is that the sellers have started to wisen up to the market. 6-8 months ago prices were still to high, but now for the most part, they are putting their houses at fair prices. As buyers, we can't have the attitude "well its a buyers market, you agree to my terms or forget it." because you might never find the seller who is willing to come to your terms. Although, then again, you might.
That first house you loved - I think the one in Merrick? You're squabbling over $5,000 - which in the long run is peanuts. If you really did love that house and have been searching for 7 months I would seriously re- consider that offer.
If you really don't think its worth it and feel like you were trying to settle because you're frustrated with the house hunting, then move on.
Anyway, thats just my two cents, take it or leave it. And good luck with whatever you decide!

Yeah, I think we might just re-think the bid with house #1 in Merrick. I am in LOVE with that house and it just felt right. The five thousand is not that much in the long run....Now i just have to convince FH to go for it, LOL

Good luck. I would go back to the house in Merrick. You love it and 5K isn't anything in the mortgage. Don't stand on ceremony if it's the right house for you as long as you can afford it.
I hope it's still available now!

3/12/07: Ok, so FH just couldn't keep the secret any longer, he was trying to hold out for my B-day (April 8) but he just couldn't for various reasons...The seller accapted the offer on the house I love in Merrick , he was trying to wait until my bday to surprise me!!! He is SOOOO amazing, The engineer came yesterday and everything looks good. We should have a contract by Friday and once they are signed I will post pics...I am SO excited! I LOVE that
house!
