I live near the 5th one (high taxes). It does not look good from the outside, and the lot is very strange--next to a very large house that would take up most of a normal yard, so the yard is very strangely shaped. It's on a corner and the house next to it is very crowded. It's been on the market forever though.
The first house is right off of Terry Road (CR 16) which is a very busy/major street.
The second one is right off of Smith, which is also very busy (kind of like Hawkins).
Third one right off of Moriches, very busy road.
The fourth one looks like it is right next to a school--DH and I avoid ones that close because of traffic and buses.
I like the location of the 5th one best, but it not in good shape.
The last one looks like it is right off of the LIE service road.
well I'm extremely familiar with the area and its not Terry Road, its actually Portion Road over there, but anyhow being off Portion wouldn't bother us and Smith isn't as busy as Hawkins and we don't mind being near a school, we actually perfer it because its nice and convinent for our purposes. Luckily knowing the area very well helps out because this is the area of Ronk/Lake we wanted because its close to the LIRR which is extremely important to us. We'll see, I'll keep you posted.
Man this site is 50/50......
You know I live there, I was just looking to try to help in case you don't drive there every day. Good luck with whatever you choose. I'm sure you can lowball on the 5th since it's been on the market for a while.

IMO
#1 – needs too much work #2 - REALLY cute and move-in condition. Based on the pic , the only I would do is repaint the shingles and front door. #3 – cute but would need some updating #4 – huge mstr bdrm and walk in closet. Cul-de-sac is a big plus. #5 – not that impressed and condition is very good. Not sure where that falls on the “scale” but think it is less than excellent = POOR. #6 – looks really spacious and airy

Good Luck - keep us posted. They all have great potential. Lots of stuff is and will be coming on the market in the next month, so if none of these are "the one," I am sure you will find something!

Good luck, Kerry! I have a question. You met with someone from HSBC in order to find out how much of a mortgage you can afford? DH and I were preapproved but it was done over the phone and we need someone to sit down with us and help us figure out what kind of mortgage we can realistically afford.

They all look like good values for the money. My only advice on the ones with the very small property is about not being allowed to expand in the future. I believe 40ft wide lots are 'non-conforming' in just about every town in suffolk meaning you need a variance for even the most minor improvement because that house is out of code. It stays grandfathered until you try to expand or do anything that requires a permit. The variance process is more expensive & requires approval from your neighbors. Just something to think about if you haven't already. I think the smaller homes could be purchased for 15-18k less than they are asking. I paid 260k for my house in 04, so I'm a big believer in afforable housing being available on LI. I thought you guys felt connetquot was too small of a district? Good luck with the rest of the process, I'm glad you are getting so close.

yea, with any of the houses, if we were thinking about putting a bid the first thing we would do is call the town about variances & codes (luckily my father is an attorney so knows exactly who to call).
As for schools, I loved Connequot & Sachem, but would prefer Sachem, but either is ok. Considering other areas, both school districts are better than the other areas we could afford's schools.
Hollie: I called HSBC, Greg came to the house and discussed the different mortgages for us and is running the numbers.
