walkthrough question
We are doing the walkthrough for our new house next week. Can anyone help me out and tell me exactly what I should be checking for? I know I need to check the appliances, ac and heat... but what else should I look for other than the major stuff?

check the outlets - bring an alarm clock or something small to plug in. Also, turn on the water in every bathroom/kitchen sink to check that you have hot and cold water. If there was anything neg into the sale of the house, check that whatever is supposed to be there, is. I'm referring to smaller things. For example, the seller of our house offered to sell us his custom bathroom mirror for $500. We didn't want it so the contract said he had to replace it with another mirror. At our walk through he hadn't done it so I flagged this with the lawyer. Not that I would've let a silly little mirror hold up my closing but as a result I got $75 out of it.

The purpose of the walk through is just to ensure that you are getting the house in the same condition it was in when you made your offer, and that everything represented on the listing (and of course, in the contract) is present and working in the house.
As the previous poster said, if anything is broken or missing, it won't hold up the closing in most cases. The attorneys will just negotiate a credit to you, as the buyer, so you can fix or replace whatever the issue is.
The walk through is also an opportunity to have any last-minute questions answered (if the seller is there) and to get things like manuals for appliances, warranties, electronic garage openers, etc.
