We had our inspection today... (& a question for Levitt owners)
The inspection went great! The house is totally in move-in condition. The only real hiccup was the burner (which is still in the kitchen) - it's literally from 1951. The inspector said that it's in fine working order, but that it was built to last 20-30 years and is going on 60.
Given that the house needs no repairs, we figured the first thing we'd do is go ahead and replace the boiler. Even better, we'd like to put the new one in the garage. Does anyone have an idea of what a job like that would cost? I'm hearing that new (oil) burners cost around $5000 - does this sound right?
Anyway, I'm still giddy that the house is in such good shape and that we'll actually be going to contract - maybe even by the end of next week!!!!

thats an expensive purchase. i think about 5Gs is right.
PLUS, the moving it to the garage. that will be more...
we want to do the same thing. we would keep our boiler, and just moving it we've heard is 6K to 10K.
SO HAPPY IT WENT WELL!

Okay, we figured it would run that much. We think we'd do it soon after we move in and just be a little more "house poor" in the beginning. I mean, the boiler is seriously 58 years old! Covered in asbestos. It apparently has been well-maintained and works just fine but my luck, it would work just fine for 58 years and just die on a 10-degree day in February two weeks after we move in.

If the burner is covered in asbestos it could run more. It has to be removed by an asbestos company and disposed of properly. Any ole company cannot do this they have to be certified with the state for asbestos removal.

We just converted to gas.
We were quoted for our old burner about 10K to replace by several people.. The pipes were old. Major clean up. I know people say $5K but we were never quoted that.
To move to garage. Another 10K. BUT it will be useless unless the garage is fully insulated. You WILL burst a pipe if it gets frozen. And it will if you only have a little insulation on the pipes but the garage is not insulated.

Thanks for all the info. Converting to gas is not an option because there are no gas lines in the area. I really wish we could do it!
I see what you guys are saying about the expensive removal, especially because of the asbestos. But removing and replacing this burner is not an option - it's literally the original burner from when the house was built in 1951. It's already about 10-20 years past its "expiration date." Our burner was also that old and had been refurbished in the 70's. The problem with waiting is that it's not energy efficient. It will run dirty and you will have people come every 6 months to clean it. We had back up sut all the time. The pipes in the ground would get clogged. So it runs dirty and it's not energy efficient.
We converted to gas because we had the opportunity to do so.
Make sure you get a contract for servicing. It will cost you a lot of $$$ if you don't and they need to come clean it up.

you are looking anywhere from 8- 12k on the high end if you need a special company to remove the asbestos.
is the tank on the side of the house already? that if you need done cost around 5k- to fill up tank with foam, put new tank on side of house and it has to be put down on a slab of concrete cannot be placed on ground- at least how they are doing it now.
this is what you are in for to give you a heads up on the move of a boiler in a levitt home.
to move the boiler to garage- they need to break up kitchen and garage floor to run and seal off original line, you will need another zone for sure, your garage needs to be insulated and most levitt garages were not put together well and not insulated nor supported correctley( but that only matters if you are looking to build on top).
then you need to get your kitchen floor and garage floor fixed so add more to the cost. If you need a quote or help let me know, my dads best friend does this for a living in the town of hempstead. Im sure he will be on the low end being a recommendation

Please FM me his info too. we are looking into just moving the boiler (it's in great shape, pretty new) to the garage. but... here's my question. why would the whole garage need insulation, instead of just wrapping the pipes to and from the boiler? in an old house i had, i had a boiler out in the shed and we wrapped the pipes and it was fine. nobody (not even the inspector) said that it was a problem... Slomins owned the contract on it.
