We just locked in our mortgage interest rate...
for 6.25% When we first started this process rates were 5.875% Our broker said she'll lock us in for 30 days and if they drop back down into the 5's she can always go to another bank. Me and DH were afraid that we'll wait and then they'll get above 6.5. I hope we made the right decision!

I know what you mean...When we were going to buy a house in Lynbrook the rates were 5.875% and then a week or two later, they were 6 3/8%. So I would say that you are good with 6.25%. I wish we locked in when it was in the 5's, b/c I don't think it's going back down again. But you need at least a prospective house!! And like she said, you can always go with another bank if they do drop.

It's a good thing to do - that means that 6.25% is the worst rate you'll have.
We locked in with our broker at 6% last year and he was able to go with another bank after the fact at 5.875%.

We missed the boat on the really good rates too...really bummed about it. 
Good luck! We're hoping to lock in the next week or so.

this is exactly what happened to us...when we got pre-approved we were told we could get 5.825. we locked last week at 6.25% I'm pretty happy with that though considering the rates arent in the 5s anymore...

Thats actually a really good rate for right now. DH and I just locked in on Tuesday at 6.875%
