We might not be buying the house anymore!! Updated - good news!

I am so mad..or sad really. I have been mentally decorating and furnishing it my head for 2 weeks now!

The contracts are ready to sign, but our lawyer pointed out that the sellers never go CO's for the deck, pool and the addition and electrical work that they did to the garage!

We just told our agent that the sellers we have to get the CO's or we are not going to proceed. Wish us luck!!

UPDATE: Our agent called us this morning and told us that sellers are going to do everything it takes to get the CO's. The hired an expediter to help them. Apparently they found a house that they want to buy, so they want to get this done asap! So..while it;d not 100% yet, I feel much better about it!

this happened to us, the had to get an expediter to speed up the process

I may be wrong, but I dont think you can sell a house without the CO

Your bank won't approve the mortgage unless all the CO's are in place.

We had an issue with the CO for the porch on our house, which has been there since the house was built in 1901Chat Icon The owner took care of getting the CO in advance of the closing. It could still all work out for youChat Icon

You can start selling it, but by the time the contracts are signed, the house needs to be have all the COs for the additions. My DH works for the Town of Brookhaven and a few houses we've looked at didn't have the co's needed and he doesn't want to deal with the owner getting them b/c half of the work was done illegally and would have to be removed (decks, etc)

Try not worry - it will probably work out just fine! Hang in there - there are so many bumps along the road to home ownership its ridiculous!

not usually - we have in our contract that they must obtain all C/Os.

I agree. I dont know of many mortgage companies that will allow this. You should definitely have the CO's before proceeding. It will only be a headache for you later.

Us too, they had no CO for the semi inground pool which we wanted removed, if they didn't get the CO in time for closing they would have been responsible for removing it...they got it literally the day before...

Well it might work out since any potential buyer would need to have the CO's. It's in the sellers best interest to get them ASAP.

what is your lawyer saying about them getting it now?

how could they have not realized that they need this Chat Icon

IMO i would becareful....if they do get them...their taxes are SURE to go up a lot.

There are some. I know when my parents sold their house in 2005 they were havin a problem getting the CO for the deck and they put extra money in escrow and the buyer's mortgage company oked it.

They eventually got it worked out and got their money back.

finally getting the CO's on a addition, a deck and a pool

daaaaaaaaaaaaamn that is sure to make a change in their taxes

Well, it's not looking good! We found out that if they get the necessary CO's, they will most likely have to pay back taxes for the length of time since they made the renovations, and of course the taxes will go up. So, we have a feeling that they might back out. The husband doesnt even want to move and they are looking in the same neighborhood. They may decide to just stay there and deal with this stuff and then try to sell it again...

We probably won't find out anything until next week, so the hunt is on again! LOL

I am really sorry--this must be very discouraging, but as others have said, things happen for a reason. It's good that your lawyer found this problem, so you didn't proceed even further.

Good luck--you'll find your house, there are plenty out there now!
