wells fargo
Hi all - For those of you who used Wells Fargo for mortgages, do they give u a break in closing costs etc, if u have a wells fargo savings or checking account?

I don't have an account with them, but a lot of the costs are not determined by Wells Fargo. Like the title paperwork etc...that is determined by who your lawyer uses.
They were at the same costs as other companies though, no surprises.

yup, same here. they had the best rate and managed to waive PMI even though we were only putting 10% down

FYI... However, the RESPA acts states that you (as the buyer) has the right to choose your title company wikipedia - RESPA & title insurance . Your attorney can only recommend a title company to you. Shop around some title companies have lower fees for recordings and certain searches. Only the premiums are regulated by the state.
Scroll down to "Homeowner's right to choose a title insurance company (United States)" on the wiki. It explains the RESPA law and why it exists.
BEWARE of "bundled services" where banks will bundle the title insurance, atty fees, and mortgage fees. You are NOT saving $$$ as they will tell you and most times you will get charged more at closing. Just be VERY aware of what they are charging you and seek out second opinions. "bundled services" usually = kickbacks for the bank, mortgage broker and atty; they are illegal. Unfortunately, the RE industry has a few unscrupulous people who take advantage of others. Bottom line...know your rights as a consumer of title insurance, mortgages, and finding an attorney.
