Western Suffolk 300-450k under 10k taxes homes/areas?

So here's part of our story:

My fiancé and I make 65,000 a year which I stated in my other thread. We are working our way up in jobs.

I have been looking online for months now and have looked at many different areas and homes. I'm not sure if anyone is familiar with the Kings Park area. There is a beautiful area east of Main Street off of 25 A that is a beautiful development. The Holmes range in the late 300s into the late 400s. The streets are nice launch with sidewalks etc.

Another area but it's much further east is in Holtsville: Spiral Avenue. Shudders lane.

Those are the type places I'm looking to find.

We just want to live in a safe area where there are little to no robberies or vandalism or anything of that nature. And we are having kids in a few years but high school is about 16 years away so who knows if schools will get better or worse so that's probably not much of a issue as far as high school or middle school at this point.

We are looking for a forever type of home three beds two baths. Could be a big ranch. Could be high ranch or just a house in general with two floors. .

I'm not sure if anyone can supply us with information on certain streets or areas of certain towns that have developments that are in the price range and under 10,000 in taxes hopefully even lower. We don't mind the ugliest house on the best street as they say.

We have the options to put $120,000 down on a home later this year. That would enable us to go into the 350s at most. We want to keep my monthly payments low hopefully under $2000. Currently we make under $4000 net pay but we hope to and feel that we will build up within the next year. So cost of home is very important as far as keeping the payments down paying off as much as I can but not sacrificing a safe area or nicer development.

Or in January 2017 we can put 200+ down and aim for the 400's.

Not western suffolk but I know someone who bought recently in Levittown in the Island Trees SD and their house price was def within the lower end of your range and their taxes are very reasonable.

We are however interested in Melville and Huntington. Also Kings Park.

If you are willing to go as far as holtsville we have friends in Holbrook, Lake Grove, Mount Sinai and Sound Beach (with Miller Placr SD). All paid under $375k but homes were basically "turn key." I've looked online for fun to compare and contrast in these areas (we live in Nassau and have a teeny tiny little home that was substantially more) and there is a lot available in your budget. From what I know, all these areas are fine/decent places to live. I think overall western Suffolk will cost you more.

I'm going to go out a limb and assume the OP meant "unfortunately." If they were asking for home suggestions in Muttontown or Old Brookville maybe I wouldn't draw that conclusion. They are looking at comparable areas. But who knows, this is LIF after all lololol.

Lol. Well to be honest were not really fans of Nassau County even know we grew up on the north shore. Levittown and a few other places on Long Island in the Nassau County area aren't really what we are looking for. We're looking for a Suffolk lifestyle. That's by no means is a jab to anyone who lives in that town. It's just not for us. Especially with the taxes in Nassau County and even though I know Suffolk County isn't getting any better there are still places that have far lower taxes.

I grew up on spiral rd in holtsville and my parents still live there. That neighborhood is amazing. There are a few houses for sale that I know of in there.

Yeah okay, that's fine, except when you add "fortunately lol" after the name of the town, that's rude, it means you're mocking it as though you're "above" it. There's a difference between having a preference for one area over another and making a rude comment about where many others call home.

(I'm basing some of this off of your other post where you talk about how you're used to $600K houses on the north shore - which is why I figured you were being snarky with your comment the first time I read it.)

Besides the home price and bed/bath requirements, what else are you looking for in a neighborhood/town? Do you want a village/"Main Street" type area? Do you need access to NYC? Easy access to highways? There are lots of lovely, safe, family-friendly towns in Suffolk county... you are definitely going to have to narrow your search a bit.

Have you considered Bay Shore? Most of it is very nice, and you could get a house in your price range and specs very easily, esp if you're open to doing a little work. The schools are well rated and a nice, diverse mix. There are actually a lot of Bay Shore teachers that live in the district, which says a lot to me. I'm a little obsessed with the Brightwaters section. Lawrence Farms is also very pretty.

My parents need to be somewhat close. That's the whole "catch" of being helped with the huge down payment. Being able to see their grandson is important. They live in glen cove so kings park as far as furthest east is what I think is feasible as far as traveling.

Although we can buy 120k without their help and get a further Suffolk town but my fiancé wants to live closer to Nassau but not IN Nassau. Our max budget is 450k.

Agree with all of this. Brightwaters is more pricey than Bay Shore but I love it..it's a little too far for us personally..or should I say for DH.. but there are soooo many houses in that area for sale in your price range. I have heard great things about the Bay Shore school district too. As long as you stay towards the Bay Shore/West Islip border you should be good. Bay Shore also borders Brentwood which is much less desirable.

i would say northport/ east northport or commack

taxes in npt/enpt are cheaper than commack. both school districts are amazing.

Honestly, before you start looking at specific areas, I would speak to a mortgage loan officer (if you haven't already).

You've stated your income and the down payment you will have this year (or will have in early 2017). I would find out whether you are really qualified to buy now. Income is important but more important is debt-to-income ratio, so you may have loans and debts that need to be paid down or off before you can qualify. Or perhaps there are credit issues to be addressed. It costs you nothing to speak with a qualified loan officer (the good ones will counsel you about your situation and options) to get some information. (To ensure you can qualify for the amount you are aiming for as a budget.)

Also, a loan officer can speak to you about different types of loans that may work for you. And there are rules about gifts for down payments (so it's always good to get advice from a loan officer on how the logistics should be handled). With FHA, unlimited gifts are allowed, but you will be paying permanent pmi and more pmi than if you can go conventional. With a large down payment, I assume you would want to go conventional, but there are gift restrictions there (and it's harder to qualify -- there are stricter credit and dti requirements).

Getting all of this information may help you decide whether it's in your best interest to buy now or wait until you have a larger down payment and perhaps more income. But of course, in 2 years, the market may be quite different (in terms of prices, interest rates), which can have a negative effect on your buying power.

Once you get the financial piece squared away, and are truly set on what you can spend, I would definitely work with a realtor familiar with the areas you are targeting. A neighborhood expert can definitely advise on what streets are better, where to avoid, pros/cons of neighborhoods.

I think it's going to be hard to find a 3 bed/2 bath home in western Suffolk for under $350K and under $10K in taxes. Would you consider Lindenhurst or W. Babylon?

If you are willing to go out further to Sachem or Connetquot schools, then you will have more inventory available in yoru price range.

$350K budget will be tough in northwest Suffolk (I know you mentioned Kings Park, but I think that would be a better option if you were working with the $450K budget, but taxes under $10K without STAR will be hard to find, imo.

If you are working with the $450K budget, maybe E. Northport? Taxes tend to be lower in Northport-E. Northport. but home prices are high in Northport.

I agree with the above poster about speaking with a mortgage specialist. My husband (the mortgage is soely in his name) makes only a little less than your combined and the mortgage we qualified was at your bottom end range. We had to pay off our car and all of our credit cards in order to meet the debt/income requirement. Everything is taken into consideration...the amount of the mortgage the taxes the insurance and the mortgage rate. Our mortgage guy told us the max house and max taxes that we could look at

I know this because I just made the cutoff with 3. DH had like 10- they cannot be combined, it's 3 each.

If you're paying off credit cards, you do have debt.

I'd wait until your 2017 timeline when your income will be larger and you'll have more to put down.

Levittown homes , most of them don't have basements. We need space. To own a ranch and to have basement space is important. Also the taxes in Levittown are pretty high. We cannot afford it. That places us in Suffolk, which is fine with us.

Agreed. We will buy in a year and a half or two, and find something in Suffolk under 9k in taxes, preferably lower. Right now East Northport (closer to Pulaski and in between that and 25A, and on the side of Elwood Road is our target right now for something in the mid to late 300s)
