finish up our master bathroom - we just framed out the mirror this weekend, i need one more piece of furniture for the toilet room and then just some decor...

finish the base molding in our bedroomChat Icon

closet systems in the master closets

re-do the upstairs bathroom (same as my other two - paint the cabinets, new hardware, paint the room, etc)

replace a cracked tile and maybe re-grout all of the floor tile

do our laundry room (paint, cabinets, shelving)....it is in desperate need of a makeover....

i'd love a new countertop but i don't think that is going to happen this year...

and maybe, just maybe if i am really lucky again i can think about a nursery...

Remodeling the basement (taking down paneling, putting up sheetrock, painting, new flooring, and organizing to be a family/playroom)

- Lots-o-painting
- repairing and waterproofing basement.
- maybe some light landscaping in the summer

Just a small project. . .

ripping off the roof and raising up the attic to make it into a three bedroom, two bath, living room, dining room, kitchen with large deck and separate entrance.

finish up the major rennovation that we started in 2010 (complete gut of the kitchen, living room and dining room)

new paint job in the hallways

possibly getting a new living room and dining room set.

landscape the backyard and front flower bed.

that's about it. Our resolution was actually NOT to take on any more big projects lol

we ordered new windows for our master bedroom, 1/2 bath, and one in our computer room at the end of 2010, as well as all materials to re-do the 1/2 bath.

so once windows are in, we will have them installed, then the 1/2 bath will be redone.

projects that i'd rather not spend $$ on but need to be done - we need a new hot water heater, and in the spring, a very large tree removed from our backyard - since 1/2 of it came down in the blizzard a couple weeks ago.

i would love to be able to find dining room furniture and re-do our kitchen (total gut job) by the end of 2011.

i'd also love a new driveway, front stoop & railing, and to get a professional closet system installed in our walk-in downstairs closet. these may have to wait til 2012, we'll see how ambitious i am being for one year Chat Icon

We need to "refresh" our house. We'll be here 7 years this spring, and it needs some updating. Some rooms need to be repainted, and I need to put some shelves up to be more organized. We do need to do our upstairs bathroom and I think that's probably on the agenda too. Chat Icon

For the first floor:
-change the interior doors
-remodel powder room
-add a pantry system to the laundry room
-possibly convert the converted portion of the garage back to a garage

2nd floor:
-reface the brick wall with stone

3rd floor:
-paint nursery
-gut DD's room and start from scratch. Her walls are a mess from the previous home owners.

Painting our kitchen
Getting a smaller cabinet over the stove so we can move the mircowave up
Getting new SS Stove and dishwasher
Putting crown molding up in our familyroom.

About 9 months ago, my Mom went to a nursing home, and I cleaned out her apt. I have a ton of her stuff in my tiny house, that I want to keep, but have not found a home for yet; So, as soon as I get all this clutter under control, and if we have the finances for the materials ( labor free/DH is a builder), we want to replace the floor covering in LR/Kitchen, get new living room furniture/appliances. After that, we need to replace floor covering in bedrooms/baths, and definitely need to repaint in some areas after 25 yrs. living here. Mary

We have to take down a tree and the rest of the hedges in our front yard this spring, and then we will paint the doors, shutters and shed (especially since then you will be able to really see the house from the road!)

We are also slowly updating the third bedroom which we currently use as a den/computer room into a more efficient home office, since my husband changed jobs requiring him to work from home much of the time.

Beyond that, it will be whatever comes up and surprises us first!! I'd like new gutters though...

It's possible that we MAY be moving soon... but if not, we want to put up a fence in our backyard, and also a deck.
I would love to start our basement project (finishing the basement) but we probably wont have the money for that this year.

-currently closing off a basement window...properly. The previous homeowners did a shotty job and we had water problems from it.

-finishing a portion of the basement for a kids playroom: grinding the floor & walls down, sealing walls & floors, rebuilding walls, installing ceiling, electrical work, etc.

-demo & remodel dining room

-waiting on our new landscaping plans so we can start planting this spring.

-we intend to plant arborvitae as a privacy screen along side the patio, then place tiny white lights within the trees.

-remove current firepit and build a new, bigger one with stone wall

-add extension onto shed (for kids' toys.)

-high hats in the family room
-ceiling lights in 3 bedrooms
-new garage door
-minor or major bathroom remodel
-removal of yucky deck

We just had a pool put in Nov, so finishing the yard (brickwork, fence, landscapping, pool house, lighting, outdoor kitchen). Then new roof and siding. I cant wait to be done!!!!!!!
