What do I need to do during the final walk though?
I will be closing on a house in about a week and will be doing a final walk through. What do I need to do? Anything special I need to remember?

When I closed a friend of mine recommended:
1. Turn on and off every light switch 2. Open, close & lock every window and door 3. Turn on and off every faucet and make sure that the hot water works - and all ranges of warmth in the bath/shower 4. Turn on every burner/oven/broiler on stove 5. Make sure Fridge works 6. If the micro is built in try every setting 7. Turn heat up and turn down to make sure it works properly and feel all baseboards (if that's where the heat comes out) 8. Take somethign small and portable to plug in EVERY outlet - inside and outside of the house 9. Open and close every closet door 10. make note of any broken tiles in bathroom/kitchen/floor 11. make note of any tears/stains/rips in rugs (make the move the furniture if it's still there) 12. Check any steps in and out of the house make sure they are not broken 13. if there is a deck make sure all boards/railings are secure 14. if a fence - all fencing is secure including gates, etc. 15. check boiler/heating/ac unit/oil tank, whatever is applicable 16. if oil, make note of how much oil is in tank - take a picture with your phone - you will have to pay the seller at closing 17. check to make sure all telephone lines are working (learned that one the hard way) 18. check washer/dryer if they work - make sure hot water works on washer - if they are leaving it 19. If there is an attic/basement/garage or shed make sure it is cleaned out of everything.
If there is any snow still left at the walk through on the property have your lawyer make them keep $ in escrow so the property can be properly inspected after the snow melts. We did this andthank GOd because under the 2 feet of snow in teh backyard was 10 bags of garbage.
If there is ANYTHING of theirs left in the house during your walk through, get your attorney to make them leave money (usually $5K) in escrow until the house is cleaned out. We did this also and thank God again because when they left there was a mattress, empty boxes, bags of empty soda bottles and bags of garbage inthe attic.

Thanks for the list! It is helpful. We are doing a walkthrough today and closing, but not taking possesion of the house till Saturday so we will need to do another walkthrough.

also check the air conditioners if the house has them... you are not supposed to put them on when its cold outside, but we did just flick it on for about 15 seconds to make sure that that atleast did go on!
