East Islip, Islip, West Islip (that's it for the Islips)
Manorville


I'm not a fan of Patchogue or Medford.

I think you need to look at home prices in those areas first and be sure that you can afford in the areas you're looking. That may narrow down the area.

Also, evaluate the School District's. Some are better than other's.

Personally, I'm a north shore gal, but I did look at a few homes in Farmingville, but you have to be careful in that area as to where you live.

I live in Holbrook, in the Town of Islip part and we love the area.

We are close to the train station and to the town.

I would rank Manorville as #1. It is out there, but the housing market is booming there right now. There are alot of new homes going up (great for comp values), and room for more new homes. As housing becomes less available (and more expensive) on the South Fork, areas like East Moriches, Manorville, etc. will be increasing in value.

The middle/highschool is very new and super nice.

Plus it is so peaceful out there. Not very trafficy. Close to Riverhead (stores, etc). Very clean. Low crime rate.

I don't know about many of the towns on your list, but I live in Islip town, South of Montauk. I love it! I wanted a village setting and love being able to walk to the library, shops and Starbucks and pubs Chat Icon There is a real community feel to our neighborhood and lots of history in Islip. I believe the school district is very good, and the people I commute with who have kids in the schools are very happy with them.

We looked at East Islip and Islip, but Islip was my preference and we got very lucky. I always look at the listings on MLSLI and there are currently the lowest number of listings in Islip since I started looking 2 years ago.

My DH is from Ronkonkoma and has friends who live there. They have a beautiful house in a nice area on a bigger property than ours with lower taxes and I know they are very happy there.

My DH and I are in the process of selling in Manorville, and just purchased in West Islip. We love Manorville, but with my DH's commute it is just to far out. I grew up in West Islip and I love the area and the community and they have a great school district and high resale values in the area.

I live in Islip Terrace (EI SD), DH and I moved here from Babylon when we bought a house. Its ok, not Babylon, but good for us for now. DD is in the SD and im not crazy about it, im used to a smaller district. There are resonablly priced homes with nice property sizes and the schools are nearby. I take the good with the not so good, and overall im happy.

I grew up in Holtsville and I loved it. It's gotten more populated over the years with new communities but it still has the same small town feel to it.

West Islip & Manorville are both pretty nice. I've had to go out to LI for work and was in both areas.

ETA - they both seem kind of far out to me if you work in Manhattan. Then again I live in Brooklyn and take the LIRR out there rather than drive. I cannot imagine the commute by carChat Icon

DH is from Islip and we lived in Islip before we bought. We really wanted Islip or East Islip but wound up in Ronkonkoma because it was cheaper. Chat Icon I LOVE the town of Islip...It has a wonderful Main Street and has a real old-town feel to me. We couldn't find much in Islip under $400,000 and there are tons in Ronkonkoma, Lake Ronkonkoma, Holbrook, Holtsville, Medford, Manorville for under $400,000 (can't attest to quality, but they are on MLSLI!). Ronkonkoma is OK...It doesn't have a town really...You've got Portion Road where most of the stores are. It's convenient for us.

For us we ranked them:
Islip/East Islip (I like both)
West Islip
Ronkonkoma
Lake Ronkonkoma
Holbrook
Holtsville
Patchogue
Medford
Farmingville
Manorville

I'm sure Farmingville may be nice, but I am just wary of the day laborer situation there.

Hi. We live in Lake Ronkonkoma ... for the past five years now. To be honest, when we first moved here, I hated it. I grew up in Smithtown and it is very different here. However, I've really learned to love the area. We bought an older house for a really good price and are working on it. Our neighbors are wonderful people and the area is very safe. There is a TON of local shopping and we are very close to the LIE, Sunrise, etc. It's a great central location. All in all, a good choice for our first home!

Have you looked in E. Setauket or S. Setauket? Its only a few more minutes north of Farmingville - you can get a decent house for under $400 - the taxes arent too bad (we have almost a half acre) and the schools are awesome.
