I work in NYC and haven't paid that tax in a long time.
Our payment is around $2250 with taxes only. We pay insurance on our own. Our interest rate is 4.875%.
Where do you live?
We're in Massapequa Park - Nassau County.

I think the issues for us are 1st, that I was a SAHM for almost 6 yrs but have been doing freelance work, so my income has not been consistent. I plan to go back FT early next year (if all goes well) but chances are the job will be in Manhattan. So, the 2nd uncertainty is where I'll be working. Last, we want a very well rated school district. We are already in a top one in NYC.
So our options are to rent after we close on our co-op or to stretch ourselves to 2700 a month and hopefully we'll be more comfortable when I'm working FT again.

So I know this is more personal but are some of you paying at or above 30% of what you earn on mortgage/taxes/insurance? This thought is frightening to me but it's reality in NY! When I was in high school I remember learning that you are supposed to spend about 25% of what you make on rent/mortgage.

We paid close to $600K for our house and our mortgage is just under $2,500 excluding taxes and insurance.

I dont see why you cant keep your payments at 2500 with those number, but of course at the end it will depend on how much your taxes will be. With that said I'm envious of all those mortgage totals, I cry every month when I see my mortgage bill.

You either need a higher downpayment or to look at cheaper houses. We pay less than $2500 (just a little less), but we only paid $345,000 for our house. We put $20,000 down.

We locked in at a TERRIBLE rate, and plan to refi soon once we do a little more work to our house. Right now we pay $3765 including taxes & insurance. Horrible! and we put 20% down at closing
