we both love Levittown, but waiting for the prices to drop a little more. Considering there is no basement, I find that house a tad overpirced for the condition its in. We only got pre-approved for so much and $325K would be stretching it. More in the family of $290K is what we can afford. We aren't seriously looking until Christmas time, but I do want to know about the areas before we got back out.

I hope by then stuff drops below $3k in Levittown. We saw some stuff with more than 8,000 in taxes. TOO , TOO high..

Dont be afraid to low ball... We did on every house eventually we found one...

Yeah this is the problem with Nassau county in general, there are some places where the price of the houses are in our price range, but the taxes are ridiculous!

Kerry, are you only looking in Nassau?

Oh I was gonna say, I will be putting my house on the market soon in Port Jeff Station for low 300's..low taxes...but the commute is killer, my hubby does it now...

yes, right now we commute out of CI, and its about 1 hour and 10 minutes for me (9-5), but hubby who is an union carpenter goes in sometimes at 4am and it sometimes take alomst 2 hours.

This is false. SO False. I've found many things in Nassau around 3K NOW, but in 6 months, they may drop. Even when we looked at Levittown, we saw an estate sale for $315K, you could have offered 290-3K. Timing isn't right for us, but it is so not unrealistic.

oh, ok. We both work in the NYC also but are looking further out east.
I am hoping I will be able to work from home so we both won't have such a long commute. You won't get as much house though in nassau for the same amount of money in suffolk though, and the taxes will be higher. This is how we made our decidsion.

well we are looking in Nassau and Western Suffolk, but no further than West Islip or Huntington because of the commute. Also, save a little money. Combined we are paying over $600 in LIRR/MetroCards.

About a year ago my friend bought a house in Levittown for $280k. I don't know how the heck she found it -- the house wasn't even in bad condition. I needed some updating like repaint and stuff but overall it was in good condition. The guy was recently married and just wanted to sell the house since he was already living with his wife in her house. So keep looking and eventually you'll HAVE to find something!

Sorry, didn't realize you were okay with a fixer-upper, so many on these boards aren't.

If you want lower taxes, look at Levittown in the Island Trees School District. Island Trees taxes are lower then the Levittown School District taxes.

Kerry, we're in the process of buying in the Island Trees section. The taxes are lower than the Levittown section. We did need to come up a bit in what we can afford, and the homeowner came down a bit in his asking price.

Our house needs a lot of cosmetic work done, but DH and I agreed to do a little at a time, and while some things are not to our taste, we can live with it till we can afford to change it. We're hoping to re-do about 1 room a year.

I would love some examples! I cant see how you can find a larger home in a comparable town in suffolk for the same amount with similar taxes. but please prove me wrong, bc i will look at that house for sure!

Well this house is in Levittown. Its 3 bedrooms and 2 baths and rear dormered.

and the Commack house has a full finished basement and garage. which of course the levittown doesnt.

commack is compariable to Seaford/Mass.

levittown is compariable to east islip/huntington

mostly based on schools. There is some truth to what you are both saying
